A. For the purpose of regulating and restricting the height, number
of stories and size of buildings and other structures, the percentage
of lot that may be occupied, the size of yards, courts and other open
spaces, the density of population, and the location and the use of
buildings, structures and land for trade, residence and other purposes,
the Village of Rockville Centre, Nassau County, New York, is hereby
divided into the following classes of districts, namely:

Urban Renewal Commercial or Light Manufacturing A District as
hereinafter described and as shown on the Use District Map which accompanies
this chapter and which is hereby declared to form a part of this chapter,
said map being entitled: "Amended Building Zone Map of the Village
of Rockville Centre, Nassau County, New York, dated December 14, 1962
and as amended April 24, 1963" to include Urban Renewal Building Zone
Map, dated January 1963

B. Where shown by dimension, district boundary lines
on said Use District Map do not necessarily follow filed property
map lot lines. Said dimensions, where measured from a highway boundary
line, shall automatically be decreased in the event of a road widening
and increased in the event of a road narrowing. The linear depth of
said increase or decrease shall be commensurate with the change in
the highway boundary line at the point in question.
C. Where not shown by dimension, district boundary lines
on said Use District Map are contiguous with adjacent boundary lines
of highways, streets, roads, waterways, lakes, ponds, rivers and/or
creeks, railroad rights-of-way, municipal parking fields, aqueducts
and Village boundary lines.
D. The use districts designated on said map are hereby
established and such designations are hereby declared to be a part
thereof. No building or premises shall be erected or used for any
purpose other than a purpose permitted in the use district in which
such building or premises is located.
E. Adoption of revised Zoning Map.

(1) Purpose and findings: The purpose of the adoption
of the revised Zoning Map is to meet the objectives of the Board of
Trustees of the Village of Rockville Centre in rezoning a portion
of the Business A District with the creation of two new districts,
Business C and Business C2, and with the expansion of an existing
district, Residence B. In adopting the revised Zoning Map, the Board
of Trustees finds that the rezoning of this section of the Village
is in accordance with its recodification project. The Board of Trustees
further finds that the existing uses in the designated areas of zone
change shall remain legal. The Board of Trustees further finds that
any use for which a building permit has been issued as of the date
of the adoption and filing of this legislation shall remain legal.
The Board of Trustees further finds that any change or modification
to existing uses must be in conformity with the regulations of the
new zones, as reflected in the amendments to the Code and in the revised
Zoning Map.
(2) The Board of Trustees adopts the revised Zoning Map, as indicated in its amendment to the list of zoning districts set forth in §
340-1, and as indicated in Charts VII and VIII of Chapter
340, and determines to file the revised Zoning Map with the Village Clerk.
