A.
Purpose. The Neighborhood Commercial District has been established within residential and commercial areas in the downtown area of the Borough of Shippensburg to provide locations for retail sales, personal services and offices as well as residential uses. It shall be the purpose of this district to provide for the routine shopping needs of the surrounding residential areas and to preserve the character and intent of the downtown area.
B.
Use regulations. A building may be erected or used, and a lot may be occupied, for any of the following purposes, and no other:
(1)
Permitted uses in the Neighborhood Commercial (N-C) District:
(a)
Single-family detached dwelling.
(b)
Single-family attached dwelling.
(c)
Mixed residential and commercial use.
(d)
Park or recreation area.
(e)
Accessory use.
(f)
Multiple-family dwelling up to six units.
(g)
Financial institutions.
(h)
Place of worship.
(i)
Personal service business.
(j)
Restaurant.
(k)
Hotel.
(l)
Professional office.
(m)
Medical clinic.
(n)
Professional business.
(o)
Florist.
(p)
Music and dance instruction studio.
(q)
Arts and crafts store or art center.
(r)
Theater.
(s)
Bed-and-breakfast.
(t)
Home occupation.
(u)
Office.
(v)
Retail.
(w)
Forestry.
(x)
Neighborhood convenience store.
(y)
Information services.
(z)
Dry cleaners.

C.
Dimensional regulations in the Neighborhood Commercial (N-C) District:

Setbacks. Each lot shall provide front, side and rear setbacks not less than the following (see Shippensburg Borough Subdivision and Land Development Ordinance § 137-32):

Height. The height limit for a principal building shall be 75 feet, provided that the principal building shall not be two times taller than an adjacent building.
(4)
Lot coverage. Not more than 80% of the lot area shall be covered with impervious surface materials.
(5)
Vegetative cover. At least 10% of the lot area shall be maintained in a vegetative cover.
D.
Off-street parking. There must be two parking spaces provided for each family unit.
E.
Special design criteria. The following special requirements shall apply:
(1)
Permitted uses shall be contained completely within a building or structure.
(2)
The storage of business merchandise, equipment and any other associated materials must be contained within a building.
(3)
Outdoor dining areas. In the N-C District, and subject to the requirements of that district except as herein modified and provided:

F.
Signs shall be restricted by § 150-68B(5) of this chapter, along with all other applicable regulations.
