The purpose of the Conservancy District is to provide adequate
natural areas for the drainage of surface and stormwaters, and to
protect and promote the general health, safety and welfare of the
community and to protect natural resource areas containing swamp,
wildlife habitat and natural water or drainage courses. The following
regulations shall apply in C-1 Districts. All structures and setbacks
in the Conservancy District shall be approved by the Town Board.
Permitted uses shall be as follows:

Stream bank protection.

Public water measurement and water control facilities.
C.Â
Retention/detention ponds.
D.Â
ESAs (environmentally sensitive areas).
E.Â
Distribution lines, telephone and cable televisions lines and public
utility installations, public streets, street rights-of-way and street
improvements to service the area.
F.Â
Public trail systems.
G.Â
Town-owned public parks.
H.Â
Other uses which would not impair the natural fauna, flora and water
regimen.
Conditional uses shall be as follows:

Private trail systems.
B.Â
Hunting, trapping and fishing where not otherwise prohibited.

Wildlife preserves.
D.Â
Wild crop harvesting.
E.Â
Sustained yield forestry.
F.Â
Fish hatcheries.
G.Â
Fences.
H.Â
Grazing.
I.Â
Utilities.
J.Â
Municipal property.
K.Â
Parks.
L.Â
Private retention/detention ponds.
M.Â
Outdoor archery, rifle or trap or skeet-shooting ranges.

Golf courses and golf driving ranges.

Irrigation.

Sod farming.

Truck farming.

Roads.
S.Â
Transmission lines, substations and pipelines.
T.Â
Communication devices; satellite dish antennas less than 12 feet
in diameter.

Any use allowed in the C-1 District shall meet the regulations
of this district and the other articles of this chapter as determined
by the Town of Ledgeview Zoning Administrator. Other permits may be
required by local or state agencies.
The degrees of flood protection intended to be provided by this
chapter is considered reasonable for normal water or flooding levels.
This chapter does not imply that areas adjacent to district boundaries
or uses permitted within such a district will always be free from
flooding or water damage, nor shall this chapter create a liability
on the part of the Town or any official or employee thereof for any
flood or water damages that may result from reliance or compliance
with this chapter.
