A. 
Upon the change of ownership (resale) of any real property a fire certificate must be applied for, for the inspection of smoke detectors, carbon monoxide detectors and fire extinguishers only. This inspection must be done prior to the ability of the new owners to occupy said dwelling.
B. 
The fee for this inspection will be determined by the Uniform Fire Code of the State of New Jersey, N.J.A.C. 5:70-2.9, and is set forth as follows:

(1) 
Inspection requests received more than 10 business days prior to the change of ownership: $45.
(2) 
Inspection requests received four to 10 business days prior to the change of ownership: $90.
(3) 
Inspection requests received fewer than four business days prior to the change of ownership: $161.
C. 
The application, inspection and certificate will be made through the Fire Department located at 300 E. Jimmie Leeds Road.
A. 
Upon the rental of any real property a certificate of occupancy must be applied for, an inspection must be completed based upon an inspection that finds the dwelling is fit for human habitation, has no life or safety hazards, and is in compliance with all applicable laws of the State of New Jersey and all applicable ordinances of the Township of Galloway.
B. 
This certification is required every year or whenever there is a change in occupant, whichever would come first; the fee for this inspection is $50. In the event more than two follow-up inspections are required, an additional fee will be charged in the amount of $50, paid prior to the inspection being scheduled.
C. 
It is now a requirement that all rental units have working smoke detectors and carbon monoxide detectors. In the event the rental unit is a one- or two-family detached dwelling (single-family home), a fire extinguisher no smaller than 2A:10B:C and no larger than 10 pounds must be mounted within 10 feet of the kitchen area, with the top of the extinguisher located no more than five feet above the floor, readily accessible and visible.
D. 
Permitted rental occupancy requirements are contained in the Galloway Code Chapter 177, Dwelling Units.

E. 
A copy of the lease must accompany the application for inspection, listing all occupants' names and ages.
F. 
The application, fee and inspection will be completed through the Housing Department of Galloway located at 300 E. Jimmie Leeds Road.
G. 
Where a structure with rental units has been defined as a community residence and as a life-hazard use through the Department of Fire Safety under N.J.A.C. 5:70-1 et seq., and State Uniform Fire Safety Act, N.J.S.A. 52:27D-192 et seq., where said structure has interior exitways, the fee schedule for rental inspections will be set forth as follows:

(1) 
New tenant fee: $50 per unit.
(2) 
Yearly inspection fee: $25 per unit.
H. 
Where applicable, when a rental unit has a fireplace, a chimney certification by a licensed professional must be submitted; also certification that the dryer vent has been cleaned. In lieu of these certifications a notarized letter from the owner or managing agent will be accepted.

A. 
Upon the rental of any real property for commercial use, prior to the initial setup or start of said commercial use, an inspection is required to determine that the buildings and/or premises are fit for the commercial use proposed, have no life or safety hazards and are in compliance with all applicable laws of the State of New Jersey and all applicable ordinances of the Township of Galloway.
B. 
This certification is required whenever there is a change in rental occupancy or a change or an expansion of use within the rental premises. The fee for inspection is $100. Should there be more than two follow-up inspections required, an additional fee of $100 shall be charged. The fee shall be paid prior to the inspection.
C. 
The application, fee and inspection shall be conducted through the Township of Galloway's Construction Code Office.
D. 
Inspections will be within three business days of making application.
It shall now be a requirement that all commercial businesses, upon change of ownership or use, receive an inspection for the issuance of a certificate of continued occupancy. The fee for this inspection shall be charged as follows:
A. 
Buildings up to and including 5,000 square feet will be charged $50 for each subcode.
B. 
Buildings over 5,000 square feet up to 20,000 square feet will be charged $100 per subcode.
C. 
Buildings over 20,000 square feet will be charged $150 for each subcode.

Any person, firm or corporation violating any provision hereof shall, upon conviction therefor in any Municipal Court of competent jurisdiction, be subject to a fine of not more than $2,000, imprisonment for not more than 90 days and/or a period of community service for not more than 90 days, and each violation and each day of violation shall be construed as a separate offense.
