The plat shall be designed and drawn by a licensed New Jersey land surveyor or professional engineer. It shall be based on Tax Map information or some other similarly accurate base at a scale not less than 50 feet to the inch; it shall comply with the provisions of the Map Filing Law, N.J.S.A. 46:23-9.9 et seq., and shall show or include the following information:
A.
The entire tract and the location of that portion which is to be subdivided, with its dimensions.
B.
The Tax Map sheet, block and lot numbers.
C.
The name and address of the owner and the applicant and of all adjoining property owners as disclosed by the most recent municipal tax records, and the location and Tax Map sheet, block and lot numbers of such adjoining properties. Where any zoning variance is involved, the same information for the surrounding area within 200 feet shall be included.

D.
All existing structures and wooded areas within the portion to be subdivided, including setback distances of structures.
E.
All streets or roads and streams or brooks within 200 feet of the subdivision, including the extent of paving of all such streets and existing curbs and sidewalks, if any.
F.
All existing or new storm and sanitary sewers proposed to be utilized, showing sections adjoining the portion of the tract to be subdivided, with invert and surface elevations.
G.
The proposed lot layout, width of lots at building setback lines, other lot dimensions and total area in square feet of each lot.
H.
All existing and proposed property lines with angle-distance bearings.
I.
All existing and proposed easements for drainage, sewers, sidewalk, etc., with angle-distance bearings. The Borough will require drainage easements along streams as recommended by the Borough Engineer where none already exist.
J.
Proposed curb and sidewalk, if it does not exist. The Planning Board may waive requirement of the improvement, but it must be shown on the map.
K.
Show monument if the dedication of easement and a point of tangent and point of curvature is involved.
L.
The name, signature, seal and certification or accuracy of the professional engineer or land surveyor who has drawn the subdivision plat.
M.
Any other pertinent information deemed necessary by the Board in the consideration of the proposed subdivision.
N.
A performance bond or cash bond in a form acceptable to the Planning Board Attorney will be required if improvements are to be provided by the subdivider or if a certificate of occupancy will be issued before said improvements (sidewalk, curb, road widening, monument, etc.) have been completed. The only circumstance under which the certificate of occupancy will be issued before the completion of the improvements is when the construction season is later and safety and convenience of the occupant will not be adversely affected in the meantime.
O.
A deed for easements to be dedicated to the Borough of Paramus or Bergen County shall be provided before the final map is released for filing or deed approved for filing.
P.
Information on unusual topographic, soil or flood conditions, as may be required by the Borough Engineer.
