All land subdividers are required to construct certain public improvements, and to ensure the performance of this work, a bond is posted. These improvements are constructed in accordance with the Planning Board construction specifications. Generally, all subdivisions require the same improvements; however, the Planning Board, with the approval of the Town Board, may waive certain improvements in accordance with the provisions of § 277 of Town Law of the State of New York.
A. 
The following site improvements are the minimum required on subdivisions and shall be constructed in accordance with the Town of Brookhaven Planning Board construction specifications:
(1) 
Clearing and grading of all new streets.
(2) 
Paving of all streets.
(3) 
Concrete curbs.
(4) 
Concrete sidewalks in C and D Residence Zones.
(5) 
Adequate drainage facilities designed in accordance with the approved design criteria.
(6) 
Street trees and landscaping.
(7) 
Concrete monuments.
(8) 
Street signs.
(9) 
Park areas.
(10) 
The installation of underground electric distribution and telephone subscriber wires.
(11) 
Streetlights.
B. 
Additional improvements, such as timber bulkheading, dredging, grading, retaining walls, fencing, screen planting, etc., may be required by the Planning Board if, in its opinion, such additional improvements are required in the interest of public health, safety and general welfare in the development of the particular property.
C. 
Improvements required for subdivisions on the Great South Beach will be considered separately, and the recommendations of the Planning Board will be based on what it considers necessary for the proper development of this area.
