Uses and structures permitted in the R-3 District are as follows:
A. Principal uses and structures:
(1) Principal uses and structures permitted in the R-2 District,
except those requiring a special use permit.
(3) Three-or-more family dwellings or condominiums, only
where served by sanitary sewers.
B. Uses subject to special permit:
(1) Those uses permitted by special use permit in an R-2
District, except an accessory apartment.
(2) Uses subject to a special permit in all districts.
C. Accessory uses and structures:
(1) Accessory uses and structures as permitted and regulated
in the R-2 District.
(2) Uses customarily incident to permitted principal uses.
Unless otherwise provided, the minimum lot size in the R-3 District
shall be as specified in this section.
A. Lot area:
(1) Minimum: 15,000 square feet.
(2) Two-family dwellings: 20,000 square feet.
(3) Three-or-more family dwellings: 20,000 square feet, plus
3,000 square feet per dwelling unit.
B. Lot width at the building line: 75 feet for a single-family
dwelling; 100 feet for a two-family dwelling and an additional 25 feet for
each dwelling unit over two, but need not exceed 200 feet.
C. Lot width at the front lot line shall be equal to the
minimum required lot width at the building line.
D. Minimum lot depth:
(2) Other uses: by yard requirements.

Unless otherwise provided, the maximum height of buildings in the R-3
District shall be as specified in this section.
A. Single-family, two-family or three-or-more family dwellings:
2 1/2 stories, not to exceed 35 feet.
B. Other principal buildings: as regulated by yard requirements,
up to a maximum of 35 feet.
Unless otherwise provided, the minimum required yards and other open
spaces in the R-3 District shall be as specified in this section.
B. Side yards: two required.
(1) The minimum width of any side yard shall be 10 feet.
(2) Other principal buildings. Except as otherwise provided,
each side yard shall equal 30 feet or a distance equal to the height of the
principal building, whichever is greater; provided, however, that when a side
yard adjoins a lot in any district other than an R District, such side yard
shall equal 15 feet or a distance equal to 1/2 the height of the principal
building, whichever is greater.
C. Rear yard: no rear yard shall have a depth less than
30 feet or a distance equal to the height of the principal building, whichever
is greater.
D. Three-or-more family dwellings: not to exceed 35 feet
in height, with a minimum of 30 feet from any property line.
