Uses and structures permitted in the R-C District are as follows:
A. Principal uses and structures:
(1) Principal uses and structures permitted in the R-2 District,
except cluster housing and those requiring a special use permit.
(2) Three-or-more family dwellings.
(3) Where a lot in the R-C District abuts an R-A District
boundary, principal uses and structures as permitted and regulated in the
R-A District, excluding those uses and structures requiring a special use
permit in the R-A District.
(5) Real estate or insurance offices.
(7) Art, dance, music or photography studios.
(8) Opticians or optometrists.
(10) Fire stations with club facilities.
(11) Meeting rooms for private clubs, lodges or fraternal
organizations.
(12) Medical and/or dental buildings, clinics and laboratories.
(13) Trade or industrial schools, provided that such activity
is conducted wholly within an enclosed building.
(14) Racquetball clubs, squash courts, health spas and related
physical fitness facilities.
(15) Other administrative, professional or executive offices,
but not including the handling, repairing, processing, keeping, displaying,
selling, manufacturing, servicing or storing of any goods or merchandise upon
the premises.
B. Uses subject to special permit.
(1) All uses and structures subject to a special use permit
in an R-2 District.
(2) Two-family dwellings, but only when the side lot line
abuts the side lot line of a lot in an R-1, R-2 or R-3 District.
(3) Retail sales as permitted by §
123-128 of this
Code.

C. Accessory uses and structures.
(1) Accessory uses permitted in the R-2 District, without
the limitations on accessory offices within a dwelling for permitted home
occupations as defined herein.
(2) Accessory uses to R-A principal uses permitted in the
R-C District.
(3) Unless otherwise specified, accessory uses and structures
customarily incidental to permitted principal uses.
(4) Restaurants, newstands, pharmacies or other incidental
services in connection with hospitals, medical buildings or nonprofit institutions,
but only when conducted and entered from within the building, provided that
no exterior display or advertising shall be permitted.
Unless otherwise provided, the minimum lot size for dwellings in the
R-C District shall be as specified in this section.
A. Lot area:
(1) Minimum: 15,000 square feet.
(2) Two-family dwellings: 20,000 square feet.
(3) Three-or-more family dwellings: minimum, 20,000 square
feet per structure, plus 3,000 square feet per dwelling unit.
B. Lot width at the building line:
(1) Where a lot is served by a public sanitary sewer: 75
feet for a single-family dwelling or other principal building or use; 100
feet for a two-family dwelling or other principal structure and an additional
25 feet for each dwelling unit over two, but need not exceed 200 feet.
(2) Where a lot is not served by a public sanitary sewer:
add 25 feet to the minimum width requirement.
C. Lot width at the front lot line shall be equal to the
minimum required lot width at the building line.
Unless otherwise provided, the maximum height of buildings in the R-C
District shall be as specified in this section.
A. Single-family, two-family or three-or-more family dwellings:
2 1/2 stories, not to exceed 35 feet.
B. Other principal buildings: as regulated by yard requirements,
up to a maximum height of 35 feet.
Unless otherwise provided, the minimum required yards and other open
space in the R-C District shall be as specified in this section.
B. Side yards: two required.
(1) Dwellings: The minimum width of any side yard shall be
10 feet.
(2) Other principal buildings: Except as otherwise provided,
each side yard shall equal 30 feet or a distance equal to the height of the
principal building, whichever is greater; provided, however, that when a side
yard adjoins a lot in any district other than an R District, such side yard
shall equal 15 feet or a distance equal to 1/2 the height of the principal
building, whichever is greater.
C. Rear yard. No rear yard shall have a depth less than
30 feet or a distance equal to the height of the principal building, whichever
is greater.
D. Three-or-more family dwellings: a minimum of 50 feet
from any property line.
E. Open space between principal buildings on a single lot.
No vertical wall of a principal building shall be nearer to a vertical wall
of any other principal building than a distance of 30 feet or a distance equal
to the average height of such vertical walls measured from the adjoining finished
grade, whichever is greater.
F. Maximum lot coverage: 20%.
