All public improvements shall be shown on separate plans to be included in the development plan submission. Public improvement plans shall be prepared as if they were a separate bid package since this work will be both inspected and accepted by the Township.
Requirements for the preparation of plans are given in this section. While these requirements are directed toward the preparation of roadway plans, similar procedures shall be followed for other public improvements (drainage systems, detention basins, etc.). The applicant shall meet with the Township Engineer to determine any necessary modifications from these standards for a particular improvement.
The Township will make available to the applicant copies of standard legend sheet and the Township standard details for inclusion in the construction documents.
All plan sheets shall be turned over to the Township prior to the Township's acceptance of the public improvement(s). The material turned over to the Township shall include all survey notes, calculations, plan sheet originals and the original specifications (or a signed and sealed unused copy), and shall reflect "as built" conditions.
In general terms, documents submitted for preliminary approval should represent graphical solutions, for final approval or prior to beginning construction should represent complete plans and specifications, and at the time of acceptance should be "as built" plans. At the time of final approval, or prior to beginning construction, a detailed estimate of quantities shall be provided, reviewed and approved by the Township Engineer.

All contract plans shall be prepared in Pelican "T" ink on a dimensionally stable base material 0.003 inch to 0.004 inch thick (K & E Herculene or equivalent). Cross-sections shall also be prepared in ink on a stable base material. The overall sheet size, edge to edge, is to be 24 inches x 36 inch and shall be 23 inch x 33 1/2 inch inside of borders. The sheet, title box and revision box shall be as detailed in Figure 801, located at the end of this chapter.
The title box shall be in the lower right hand corner of the sheet and shall be of the size shown in Figure 801. The wording in the title box shall be as shown in Figure 802 depending upon the particular project involved.
On all plan sheets, the minimum size lettering to be used shall be No. 5 or 140 Leroy. As the plans may be reduced to half the size, this is the minimum size lettering which will produce a clear, legible text after reduction.
Symbols and line weights shall be as shown in the standard legend sheet. In the preparation of the plans the use of drafting aids will be allowed. If rub-ons, tapes and "zip-a-tone" screening are used, the symbol must exactly duplicate that shown in the standard legend. The applicant is cautioned that before a final submission can be made, any sheet which contains tapes, rub-ons, etc. must be photographically Reproduced on a stable material. The Township will not accept as an original tracing any sheet with aids attached to it, nor will the Township accept any sheet which is poorly reproduced. The shadows from tapes or overlays are not to be visible on the final product. Prior to using any tapes or rub-ons, they are to be submitted for approval as to size and symbol.
Reference is made to the Township standard details as a supplement to contract plan sheets.

a. 
Plans shall be prepared at a scale of one inch = 30 feet and shall show existing topography in accordance with the symbols in the standard legend. No contours are to be shown on plan sheets.
b. 
Two hundred feet of topographic coverage beyond the beginning and end of the contract shall be shown.
c. 
Existing drainage shall be indicated including inverts and types of drains. Existing streams, brooks, ditches, etc. are to be indicated, including the direction of flow and stream width.
d. 
Existing roadways shall be shown, giving the name and type of pavement.
e. 
Horizontal alignments and typical pavement dimensions shall be shown twice on each sheet for each roadway.
f. 
Centerlines, curb returns and curve data, PC, PT, PCC stations, and ties (station and offset) at beginnings and ends of variable pavement sections shall be shown.
g. 
Baselines (existing and proposed), proposed ROW lines, bearings, and station equations (labeling every 100 foot station) shall be shown.
h. 
Existing and proposed pavement, curbs, sidewalks, guard rails, etc shall be shown.
i. 
All existing and proposed drainage shall be indicated with flow arrows. Drafting should differentiate between existing and proposed features, types of ditches, rip-rap, types of existing and proposed pipe, and length of proposed pipe between structures (inlets, manholes, etc.), and underdrains.
j. 
Using the standard legend, existing and proposed utilities shall be shown, including the treatment of existing utilities, if utility work is to be done by others, indicate by whom (Public Service, Commonwealth Water, etc.).
k. 
Match lines shall be labeled by stations and matching plan sheet numbers shall be given.
l. 
All overhead and underground power and telephone wires, both existing and proposed, shall be shown.
m. 
If detours or temporary construction access roads are involved, reference to the detour sheet shall be made on the appropriate plan sheet.
n. 
For special treatments, cross references shall be made to appropriate sheets.

The applicant shall meet with the Township Engineer to determine whether grading plans or cross-sections are to be used to show earthwork. If cross-sections are required, contouring may still be required to show intent for areas such as intersections, stream crossings, etc.
a. 
Grading plans shall be to the same scale 30 inches and cover the same area as the plan sheets.
b. 
The title of the sheet shall contain a number which is to be keyed to the appropriate plan sheet number (i.e. plan no. 10 shall cover the same area as grading plan no. 10).
c. 
Match lines shall be labeled as to station and matching grading plan sheet.
d. 
Topography shall be shown on the plan sheets with the addition of existing contour lines at intervals of one foot.
e. 
Existing and proposed utilities shall be shown in accordance with the standard legend.
f. 
Existing and proposed roadways shall be shown with proper designations.
g. 
Stationing, bearings, PC, PT, & PCC's (labeled), 100 foot stations (labeled) and ROWs shown and (labeled) shall be shown.
h. 
Existing and proposed drainage shall be shown in accordance with the standard legend.
i. 
Proposed inverts, grate elevations, pipe sizes and lengths shall be indicated. In areas involving complicated drainage patterns or grading, where pipe sizes, lengths and elevations would tend to clutter the plans, drainage tabulation sheets may be used, but only with the Township Engineer's approval. With the use of drainage tabulation sheets, all drainage structures, flared end sections, headwalls, etc. shall be assigned structure numbers for cross-referencing between the grading plans and drainage tabulation sheets.
j. 
Generally, one foot contours are to be shown for all pavement and slope areas. However, for relatively flat pavement areas, contours at one-tenth (0.1), two-tenths (0.2), or five-tenths (0.5) foot intervals may be required to adequately define the surface. For uniformly graded slopes, only the five foot contours need be shown. One foot contours are required in variable areas, flat areas and for meeting existing contours.
k. 
If applicable, muck excavation or overload limits with appropriate symbols shall be shown and labeled.
l. 
An earthwork summary shall be provided on the first grading plan if not shown on the legend sheet. For projects with cross-sections, a summary shall be provided on the first cross section sheet.

Profiles are required for all roadways, drainage channels/streams, and pipes. Profile sheets shall include:
a. 
Title box.
b. 
Existing ground in dashed line (labeled).
c. 
Proposed profile grade in solid line (labeled, e.g. "P.G.L. Smith Street"). Gradients shall be shown to the nearest 0.01% with a + or - to indicate rising or falling grade with respect to increasing stationing.
d. 
Thirty foot horizontal and three foot vertical scale. Show 100 foot stations and datum elevation.
e. 
At every 50 feet of stationing, vertical risers to stop either at existing ground or profile line whichever is higher.
f. 
Proposed pavement elevations (at P.G.L.) to the nearest one-tenth (0.01) foot at 50 foot intervals. Elevations shall be written vertically along riser lines. Existing ground elevations to nearest one-tenth (0.1) foot at 50 foot intervals shall be given and shall be written on a slant along riser lines.
g. 
Roadway designation of profile, clearly labeled.
h. 
Length, middle, ordinate and PVC, PVT, & PVI elevations and stations for all vertical curves.
i. 
Structures either on profile or graphically above PGL. If on profile, show footings.
j. 
If applicable, limits of muck excavation and approximate elevation of firm bottom. The upper limit of muck excavation and backfill shall be shown.
k. 
All drainage and utilities crossing profile lines by graphical plot, identifying utility and labeling size of pipe. Major drainage parallel to roadways shall be shown, if critical.
When required by the Township Engineer, cross-sections are to be included in the contract plans.
a. 
Sheets shall be the same size as the plan sheets and on a stable base (Mylar) with an orange one inch base grid and 10 divisions per inch.
b. 
The title and revision boxes are to be in the lower right hand corner; no grid shall be placed in this area.
c. 
The horizontal and vertical scales shall be one inch = 10 feet.
d. 
The title box shall give the roadway designations and station to station limits for the sections that appear on the individual sheets.
e. 
All final grading to template lines (the pavement section is to be shown in a lighter weight pen) shall be shown.
f. 
All structures and retaining walls shall be shown, including their footings.
g. 
All sidewalks and limits of topsoiling and seeding shall be shown.
h. 
At profile line, existing and proposed elevations shall be shown.
i. 
Limits of muck excavation shall be shown.
j. 
Ditches and channels for major drainage shall be shown.
k. 
Stripping limits are to be shown for cut and fill conditions.
l. 
Continuous cross section baselines are to be given on each sheet (no offsets of jogs). Stations shall be shown for each section.
m. 
Section quantities are to be tabulated, preferably on the right side of the sheet opposite the section.
n. 
Section match lines are to be indicated.
