By authority of the resolution adopted by the Town Board on the eighth day of September 1954, pursuant to the provisions of Article 16 of the Town Law, the Town of Mamaroneck Planning Board has the power and authority to approve or disapprove plats for subdivisions as provided in the Town Law. In pursuance of this authority, the Planning Board hereby promulgates the following requirements relating to the submission and consideration of subdivision plats.[1]

A. 
It is declared to be the policy of the Town Planning Board to consider land subdivisions as part of a plan for the orderly, efficient and economical development of the Town. Land to be subdivided shall be of such character that it can be used safely for building purposes without danger to health or peril from fire, flood or other menace. Proper provision shall be made for drainage, water, sewerage and other needed improvements. The proposed streets shall compose a convenient system conforming to the Official Map and shall be properly related to the proposals shown on the Master Plan, if and when such a plan is adopted by the Planning Board. Streets shall be of such width, grade and location as to accommodate the prospective traffic, to afford adequate light and air and to facilitate fire protection. In proper cases, park areas of suitable location, size and character for playground or other recreational purposes shall be shown on the subdivision plat.
B. 
Should any of this chapter conflict or be inconsistent with any provision of the Town Law, such provision of the Town Law shall apply. In order that land may be subdivided in accordance with this policy, this chapter is hereby adopted.
