For the purpose of promoting the public health,
safety, morals and general welfare of the community, the Village of
Scotia is hereby divided into the following districts:

Said districts are bounded as shown on a map
entitled "Zoning Map of the Village of Scotia," which together with
all explanatory matter thereon is hereby made a part of this chapter.
Where uncertainty may exist with respect to
the boundaries of any district as shown on the Zoning Map, the following
rules shall apply:
A. Where district boundaries are indicated as approximately
following any property or lot lines, such lot lines shall be construed
to be said boundaries.
B. Where district boundaries are indicated as approximately
following the center lines or right-of-way lines of any street, highway
or railroad, such lines shall be construed to be such boundaries.
C. Where district boundaries are indicated as being approximately
parallel to the center or right-of-way lines of any street, highway
or railroad, such district boundaries shall be construed as being
parallel thereto and at such distance therefrom as indicated on the
Zoning Map. If no distance is given, such dimension shall be determined
by use of the scale on said Zoning Map.
D. Where district boundaries are indicated as following
a stream, lake or other body of water, said boundary line shall be
deemed to be the center of said body of water unless otherwise indicated.
E. Where a district boundary line divides a lot in single
or joint ownership of record at the time such line is established,
regulations for the less restricted portion of such lot may extend
not more than 30 feet into the more restricted portion, provided that
the lot has frontage on a street in the less restricted district.
To provide easy reference to certain regulations
limiting the use of property, the size and arrangement of buildings
and lot area requirements, a Zoning Schedule for each of the districts
established is hereby made a part of this chapter.
