Hospitals and convalescent homes for the care and
treatment of humans, provided that any buildings for such use accommodating
more than five patients shall be located at least 50 feet from any
lot line.
Private clubs, fraternities and lodges occupying not
more than 4,500 square feet of floor space, excepting those whose
chief activity is a service customarily provided as a business and
carried on for profit.
A dwelling designed to accommodate more than one family
shall have a minimum lot area of 10,000 square feet, a minimum lot
width of 80 feet and a minimum lot depth of 100 feet.[1]
Exceptions. Where there are existing dwellings within
50 feet on either side and within the same block which are set back
less than 20 feet from the front lot line, the minimum required front
yard depth may be reduced to the average setback of such adjacent
dwellings.
Any outer court upon which windows open from a living
room, dining room or bedroom shall have a width not less than the
average height of the walls forming said court.
An open and unobstructed passageway shall be provided
at the grade level of each inner court. Such passageway shall have
a cross-section area and headroom sufficient to permit the passage
of fire-fighting equipment and shall be continuous from the inner
court to a yard or an unobstructed open space between buildings.
Parking space requirements. There shall be provided
on the same lot with any multiple dwelling a garage or a paved parking
area for the storage of automobiles. Said garage or parking area,
or a combination of the two, shall provide parking spaces equal to
the number of dwelling units contained in the principal building.
All such parking areas shall be screened from streets and from adjoining
properties by shrubbery or other adequate means and shall be restricted
to the use of tenants and their guests.
Height limits. No principal building shall exceed
six stories or 75 feet in height. Accessory building height and accessory
structure height shall not exceed 15 feet.
Accessory buildings. Accessory buildings shall observe
front and side yard requirements but on the rear half of the lot may
be placed not less than five feet from a lot line.
Distance between buildings. No principal building
shall be closer to any other principal building than the average of
the full heights of said buildings.
