The Business Districts — B are
established to provide districts to accommodate general retail, service,
finance, insurance and real estate uses and related structures and
uses. It is contemplated that these districts will be established
only in areas served by public water supply and public sewage disposal
facilities.
Permitted uses and buildings and other structures
shall be as follows:
A. All those uses permitted in the General Residential
District — GR, except mobile home parks and individual mobile
homes.
B. Professional offices, barbershops, beauty parlors,
drive-in banks and drive-in building and loan associations, automatic
coin laundry or dry-cleaning establishments, drugstores, fruit markets,
grocery stores, hardware stores, meat markets, self-service laundries,
shoe repair shops and any accessory use or building customarily incidental
to the above permitted uses.
C. Places of amusement or assembly, theaters other than
drive-in, offices, restaurants and retail business or retail service,
including the making of articles to be sold at retail on the premises,
provided that any such manufacturing shall be incidental to a retail
business or service and not more than 15 persons shall be employed
in such manufacturing, and any accessory use or building customarily
incidental to the above permitted uses.
D. Apartment dwellings, hotels, motor courts or motels,
subject to the following provisions:
(1) The minimum land area per rental unit shall be 700
square feet.
(2) Automobile parking space to accommodate not less than
one car for each rental unit shall be provided.
E. No business shall be permitted except within a permanent
structure.
Prohibited uses shall be as follows:
B. Automobile graveyards or disassembly plants.
E. Crude oil, gasoline or any of its volatile products
or other highly flammable liquid storage in aboveground tanks with
a unit capacity of greater than 550 gallons.
G. Farm machinery, sales or rental.
H. Junkyards, secondhand material yards and storage baling
or treatment of junk or iron, rags, bottles or scrap paper.
I. Live animal or poultry sales.
J. Meat smoking and processing meat for animal foods,
whether or not incidental to a retail business conducted on the premises.
M. Rendering lard and other fats.
N. Slaughtering poultry and animals.
O. Commercial storage of poisonous or noxious gases.
P. Any process or manufacture, assembly or treatment
which is not clearly incidental to a retail business conducted on
the premises or which normally constitutes a nuisance by reason of
odor, noise, glare, dust or smoke even if incidental to a retail business
conducted on the premises.
In addition to the specific restrictions established
in connection with permitted uses listed, the following regulations
apply to all other uses permitted in B Districts:
A. Lot dimensions. The minimum width of the lot at the
front building line shall be 30 feet. Lots existing at the time of
enactment of this chapter and of a lesser frontage than 30 feet will
be permitted to continue and/or rebuild as a permitted use.
B. Rear yards (single-family and two-family residence
only): No building shall be placed closer to a rear property line
than 15 feet.
C. Height requirements. The maximum height allowed in
the Business District shall be 50 feet.

There shall not be more than one vehicular entrance
and exit per establishment upon any individual public thoroughfare,
and the distance between the entrance and the exit center lines, if
separated, shall not be less than 25 feet in any instance.
The application for a permit to construct a
building or buildings or to establish a use in the Business District
shall be accompanied by a plan, in duplicate, showing property lines
and the location of proposed building or buildings, entrances and
exits, drainage, sewer, water and other utilities, parking spaces,
landscape treatment, signs and other improvements, and such plans
shall become part of the record.
The following uses may be permitted subject
to provisions and procedures outlined in Single-Family Residential
Districts — SFR, and elsewhere in this chapter under
the heading of special permits.
B. Construction equipment, sales or rental.
C. Contractor's equipment and storage yard.
D. Commercial greenhouses and plant nurseries.
E. Automobile sales, new or used.
F. Laundries other than laundromats and similar self-service
establishments and dyeing and cleaning works, using power machinery.
G. Lunch wagons or diners except on fixed permanent foundations.
I. Automobile service stations.
J. Adult entertainment uses.
