For the purpose set forth in §
389-2; for the purpose of regulating the location, use and extent of use of buildings and structures for trades, industries, residences and other purposes; for the purpose of regulating and restricting the height, number of stories and size of buildings and structures hereafter erected; for the purpose of regulating and determining the area of yards, courts and other open spaces for buildings hereafter erected; and to reasonably conserve the value of property and encourage the most appropriate use of land throughout the municipality, the Borough of East Rutherford is hereby divided into seven districts:

Said districts are bounded and defined as shown
on the map entitled "Zoning Map of the Borough of East Rutherford,"
which map, with all explanatory matter thereon and properly certified
by the Borough Clerk, is hereby made a part of this chapter.
In construing the Zoning Map, the following
rules shall apply:
A. Where district boundaries are indicated as approximately
following the center lines of streets, alleys, railroads or waterways,
or the boundary lines of parks or other publicly owned land, such
lines shall be construed to be such boundaries.
B. Where such boundaries are indicated as approximately
following the lines of lots or other parcels of record and are not
more than 10 feet distant therefrom, such lot or parcel lines shall
be construed to be such boundaries.
C. Where a district boundary divides a parcel of land,
the location of such boundary, unless the same is indicated by dimensions
shown on the map, shall be determined by the use of the scale appearing
thereon.
