Provision is hereby made for Mobile Home Park/Development
Districts, which shall be any area of land, consisting of 20 acres
or more, designated as a parking space, in lots, for 25 or more mobile
homes which are used for living purposes, whether currently occupied
or currently open for public occupancy, and all of which shall be
under single ownership.
The following uses are permitted in Mobile Home
Park/Development Districts:
A. Office building to operate park.
B. One-family mobile home dwelling.
Area, yard and bulk requirements for the Mobile
Home Park/Development District shall be as follows:
A. Minimum district area: 20 acres.
B. Minimum lot area: 7,500 square feet (must be met regardless
of other minimum dimensional requirements set forth below).
C. Minimum building line width: 60 feet.
D. Minimum lot depth: 100 feet.
E. Minimum front yard: thirty-foot setback.
F. Minimum rear and side yards: 10 feet.
H. Maximum building height: one story or 15 feet.
I. Minimum number of lots: 25.
The following additional guidelines, regulations
and standards shall be met in a Mobile Home Park/Development District:
A. Access to individual mobile homes shall be via an internal roadway of 50 feet minimum right-of-way, and all roadways shall be constructed in accordance with Village specifications. All roads shall be completely constructed and maintained by the owner/operator. Construction shall be in accordance with Village specifications, to include nine inches of gravel subbase and three inches of crushed stone on top, covered with an asphalt pavement consisting of a two-course application of oil and stone in accordance with generally accepted construction standards. Any road to be deeded to the Village of Canastota shall have a finished wearing surface of two inches of bituminous base and one inch of armor coat placed on top of the required twelve-inch granular base. A professional licensed engineer hired and paid by the park owner/operator shall also certify to the General Superintendent of the Village of Canastota that the rough-grade process outlined in Chapter
185, Streets and Sidewalks, of the Code of the Village of Canastota, and as further specified herein, has been completed and that such road is acceptable for normal usage as a roadway.
B. A building line shall be established in a mobile home
park. This line shall be no less than 30 feet from the road right-of-way
line.
C. All dead-end streets shall have at such end a cul-de-sac turnaround as specified in Village Subdivision Regulations found in Chapter
190 of the Code of the Village of Canastota.
D. Utilities.

Utility connections to individual mobile homes
and to the Village systems shall conform to all applicable codes and
be approved by the Village Superintendent. All public and/or private
utilities within the Mobile Home Park/Development District shall be
privately installed, operated and maintained by the owner/operator.

All utilities and services shall be located
underground, wherever possible.
E. Each mobile home shall be enclosed from the floor
to the ground with a factory-manufactured skirting or equivalent,
properly ventilated, within 60 days after location.
F. There shall be only one freestanding accessory structure
per mobile home unit, notwithstanding other provisions of this chapter.
G. A minimum of 10% of the project land area shall be
common open space or designated recreation spaces, to be developed
and maintained for the use of the park residents by the owner/operator.
H. The Planning Board may require additional screening and landscaping to provide a satisfactory residential environment and to prevent a detrimental impact on adjacent properties, in addition to the requirements set forth in Article
XVII.
I. Parking. There will be two parking spaces for every
dwelling unit.
J. The Planning Board may limit access to public streets.
