The purpose of this district is to provide for medium-intensity
suburban residential development to meet the needs of the present
and future residents and to protect residential neighborhoods from
the negative impacts of incompatible land uses.

A building may be erected or used, and a lot may be used or
occupied, for any of the following purposes, and no other:
A. Uses permitted
by right. The following uses are permitted by right:

Single-Family Detached.
(7) (B11)
Municipal Services.
(8) (B12)
Public Park/Public Recreational Facility.
(13) (G1a)
Accessory Professional Offices.
(14) (G1b)
Accessory Personal Services.
(15) (G1d)
Accessory Home Crafts.
(17) (G1i)
No-Impact Home-Based Business.
(18) (G2)
Residential Accessory Building, Structure or Use.
B. Uses permitted by special exception. The following uses may be permitted as authorized by the Zoning Hearing Board in accordance with the standards contained in §
205-187 of this chapter:

Accessory Family Day Care.

Accessory Group Child Day-Care Center.
(10) (G1g)
Accessory Adult Day Care.
(12) (G3) Accessory Apartment.

C. Conditional uses. The following uses may be permitted as authorized by Council in accordance with the standards contained in §
205-178 of this chapter:

Age-Qualified Residential Community.
(2) (G1e)
Accessory Instructional Services.
Unless a greater area or dimensional requirement is listed in Article
III, Use Regulations, for a specific use, all uses in the R-1 District shall meet the following requirements:
A. Minimum
lot area: 10,000 square feet.
B. Minimum
lot width: 75 feet.
C. Maximum
building area: 20%.
D. Maximum
impervious surface ratio: 30%.
E. Minimum
yards:
(2) Side:
two yards with aggregate width of 30 feet, neither less than 12 feet.
(4) Corner
lot: two front yards, one along each street, each having a depth of
not less than 35 feet.
(5) Double
frontage lots: two front yards, one along each street, each having
a depth of not less than 35 feet.
