In an R-2 Residence District, the following regulations shall apply.

A. 
Permitted uses. A building may be erected, altered or used and a lot or premises may be used or occupied for any of the uses or purposes permitted in an R-1 Residence District.
B. 
Conditional uses. The following may be permitted by the Board of Supervisors as a conditional use in the R-2 District only in accordance with § 164-25 and the standards set forth herein:
(1) 
Meat processing facilities, in accordance with the following:
(a) 
Lot area: No less than four acres and no greater than seven acres.
(b) 
No less than 60% of the continuous perimeter of the lot shall abut nonresidential uses.
(c) 
Building coverage: No greater than 20% of the total net lot area.
(d) 
No loading platform shall be located less than 100 feet from residentially used or zoned property and shall be appropriately buffered from such residentially used or zoned property with landscaping.
(e) 
All meat processing operations shall occur indoors.
(f) 
No animals shall be kept or slaughtered on the lot.
A. 
Net lot area and width. A net lot area of not less than 32,500 square feet and a lot width of not less than 125 feet at the building line or at the point of the proposed building closest to the street and extending the full depth of the building shall be provided for every building hereafter erected or used for any purpose permitted in this district.

B. 
Building area. Not more than 8% of the area of each lot may be occupied by buildings.
C. 
Front yard. There shall be a front yard on each street on which the lot abuts, the depth of which shall be at least 60 feet.
D. 
Side yards. There shall be two side yards, one on each side of the principal building, neither of which shall be less than 30 feet wide.
E. 
Rear yard. There shall be a rear yard, the depth of which shall be at least 30 feet.
F. 
Height regulations. The maximum height of buildings and other structures erected or enlarged in this district shall be 35 feet.
