For the purpose of this chapter, Tobyhanna Township is divided into the following districts:

Rural Residential
R-1
Low-Density Residential
R-2
Medium-Density Residential
C
Commercial
CI
Commercial/Industrial
OS
Open Space/Resource Conservation
DCO
Data Center Overlay District

The boundary lines of all zones are shown on a map attached to and made a part of this chapter and known as the "Zoning Map of Tobyhanna Township," dated 2001. Said map and all notations and references thereon are hereby incorporated and declared to be a part of this chapter.[1]

Where uncertainty exists as to the boundaries of any district as shown on the Zoning Map, the Zoning Hearing Board, upon written application or upon its own motion, shall determine the location of such boundaries. Unless otherwise noted or fixed by dimensions on the map, such boundaries are intended to follow the center lines of streets, roads and watercourses, or lines parallel thereto; property lines; and/or ridge lines.
Where a district boundary line divides a lot which was in single ownership and of record at the time of enactment of this chapter, the uses of the district which covers the larger or largest portion of the lot shall be permitted by special exception permit to extend beyond the district boundary a distance not greater than 100 feet.
