The districts established by this chapter, and
subject to future amendments, shall be as follows:

The boundaries for each district listed in this
chapter are identified on the map entitled "Official Zoning Map of
the Town of Riga," dated with the effective date of this chapter,
together with all subsequent amendments thereto, which shall hereinafter
be known as the "Zoning Map."
There shall exist only one Official Zoning Map,
which shall be kept in the office of the Town Clerk and shall bear
the Seal of the Town of Riga, a certification by the Town Clerk that
it is the "Official Zoning Map of the Town of Riga" and its date of
adoption. Said Zoning Map shall be on material suitable for reproduction.
Any copies of this map which may from time to time be published and
distributed shall be used for reference purposes only. Changes made
in district boundaries or other matters portrayed on the Zoning Map
under the provisions of this chapter shall be permanently affixed
to the Zoning Map promptly after the amendment has been approved by
the Town Board and shall convey information as to the date and nature
of the change. Should the Zoning Map become damaged, destroyed, lost
or difficult to interpret because of the changes and additions, the
Town Board may, by resolution, authorize a new Official Zoning Map
to be prepared, incorporating any amendments or changes adopted subsequent
to the preparation of the former map. Such new map shall bear a date
of preparation and a listing of all changes and amendments incorporated
thereon.
Whenever access to a development can be had
only across land in another municipality, the Planning Board may request
assurances from the Attorney for the Town of Riga that access is legally
established and from the Engineer for the Town of Riga that the access
road is adequately improved or that a performance bond or other satisfactory
security has been duly executed and is sufficient in amount to assure
the construction of the access road. In general, lot lines should
be laid out so as not to cross Town boundary lines.
