It is the purpose of the HI zone to recognize
existing heavy industrial uses and to permit development of administrative
office uses, light industrial uses, such as food manufacturing, and
other compatible uses in proximity to the Delaware River, Conrail
and U.S. Routes 130 and 206 in the Township that will not substantially
impair the intent or purpose of the Zone Plan or this chapter. In
any HI Heavy Industrial District, land, buildings or premises shall
be used by right only for one or more of the following:
A. All of the uses permitted in the LI Light Industrial District as listed in §
65-46.
B. Building materials sales yards.
C. Contractors equipment storage yard or building or
rental of equipment commonly used by contractors.
D. Substation, telephone central office, electric and
gas facilities, sewage lift stations or water pumping station, subject
to the following special requirements:
(1) No storage of materials and trucks and no repair facilities
or housing of repair crews except within completely enclosed buildings
shall be permitted.
E. Lumberyards
for retail and wholesale and similar establishments.

Permitted accessory uses shall be as specified
in the LI Light Industrial District.
Area and bulk regulations shall be in accordance
with the specifications outlined in the Schedule of Area and Bulk
Regulations.
Special regulations as specified in the ODL
Office Laboratory District shall apply to the HI Heavy Industrial
District.

A. All other regulations of this chapter shall be followed
as required.
B. All improvements and uses shall be set back a minimum
of 25 feet from the right-of-way line of all contiguous streets.

Wireless communications towers may be allowed as a conditional use subject to all of the conditions and standards set forth in §
65-10D.
