A. For the purpose of lessening congestion in the streets; securing
safety from fire, panic and other dangers; protecting health, morals
and the general welfare; providing adequate light and air; preventing
the overcrowding of land and buildings; avoiding undue concentration
of population, with reasonable consideration to the character of the
district and its peculiar suitability for particular uses and with
the objective of conserving the value of property and encouraging
the most appropriate use of land throughout the municipality, the
Township of Woolwich is hereby divided into 14 districts which shall
be designated as follows:

B. Additional zoning districts have been established through redevelopment
plans applicable to the following redevelopment areas:
Kings Landing Redevelopment Area
|
Nike Redevelopment Area
|
Weatherby Redevelopment Area
|
PMC Redevelopment Area
|
The boundaries of districts shall be as shown
on the map attached to and made a part of this chapter, which map
shall be known as the “Zoning Map of Woolwich Township,”
dated the effective date of this section, or as may be subsequently
revised. Said map and all notations, references and data shown thereon
are hereby incorporated by reference into this chapter and shall be
as much a part of this chapter as if all were fully described herein.
Where uncertainty exists as to any of said boundaries
as shown on said map, the following rules shall apply:
A. District boundary lines are intended to follow the
center line of the streets, railroads, rights-of-way, streams and
lot or property lines as they exist on plats of record at the time
of the passage of this chapter, unless such district boundary lines
are fixed by dimensions shown on the Zoning Map. Any dimensions shall
be in feet and measured horizontally and, when measured from a street,
shall be measured from the street right-of-way line even if the center
line of that street is used for the location of a zoning district
line.
B. Where such boundaries are not fixed by dimensions
and where they approximately follow lot lines and where they do not
scale more than 10 feet distant therefrom, such lot lines shall be
construed to be such boundaries unless specifically shown otherwise.
C. In unsubdivided land and where a district boundary
divides a lot, the location of such boundary, unless the same is indicated
by dimensions shown on the map, shall be determined by the Zoning
Officer by application of a scale thereto.
Following the effective date of this chapter:
A. Any use not permitted by this chapter shall be deemed
to be prohibited.
B. Where the provisions of this chapter impose greater
restrictions than those of any statute, other ordinance or regulation,
the provisions of this chapter shall be controlling. Where the provisions
of any statute, other ordinance or regulation impose greater restrictions
than this chapter, the provisions of such statute, other ordinance
or regulation shall be controlling.
