For the purpose of this chapter certain terms and words used herein shall be interpreted or defined as follows:
A. 
The word "person" includes a corporation as well as an individual or an association of individuals.
B. 
The word "lot" includes the word "plot" or "parcel."
C. 
The term "shall" is always mandatory.
D. 
The term "may" is always permissive.
E. 
The words "used" or "occupied" as applied to any land or building shall be construed to include the words "intended," "arranged" and "designed" to be used or occupied.
F. 
Words used in the singular number shall include the plural.
G. 
Words used in the plural number shall include the singular.
Unless otherwise expressly stated, the following words or phrases shall, for the purpose of this chapter, have the meaning herein indicated.
ALTERATION
Includes but not be limited to the rearrangement of any existing facility to accommodate a greater number of mobile home or rearrange the location of any existing facilities or mobile home to any other location within the mobile home park which does not conform to the approved plan of said mobile home park.
COMMISSION, PLANNING
The legally appointed Planning Commission of the Township of Darlington.
DEVELOPER
Any person, owner, general agent, contractor, builder, lessee, lessor, tenant, occupant, applicant, or attendant in charge, who takes part or assists in the development, construction, alteration, addition, extension, or operation and maintenance of any proposed or existing mobile home park, or any facility connected herewith.
EXTENSION or ADDITION
An increase or proposed increase in the area or areas of land used or intended to be used for the purpose of constructing a mobile home lot suitable for the occupancy of a mobile home thereon, also including the extension or addition of streets, drives, sewage facilities, water facilities, service buildings, or recreational facilities or areas which may be a part of any proposed mobile home park or an existing mobile home park.
INTERIOR DRIVE
Includes all drives located within the boundary lines of any mobile home park which are designed for access to any mobile home lots, service buildings or facilities which are considered a part of the mobile home park.
MOBILE HOME
A transportable single-family dwelling intended for permanent occupancy, contained in one unit, or in two or more units designed to be joined into one integral unit capable of again being separated for repeated towing, which arrives at a site complete and ready for occupancy except for minor and incidental unpacking and assembly operations, and constructed so that it may be used without a permanent foundation.

MOBILE HOME, DEPENDENT
A mobile home and all recreational equipment which is not equipped with a toilet, bath tub or shower.
MOBILE HOME LOT
A parcel of land in a mobile home park, constructed with the necessary utility connections, patio, and other appurtenances necessary for the placement thereon of a single mobile home, and for the exclusive use of its occupants.
A. 
The square foot area of lot on which a mobile home and its accessories are located shall not include any part of a public street or highway, interior drive, service area, recreation area, or buffer strip or any other area used in common with the occupant of other mobile home lots.
B. 
The mobile home lot width shall be the horizontal distance across the lot between the side lot lines measured at right angles to the depth of the lot along any interior streets or drives on which said lot fronts.
C. 
Mobile home lots shall also include lots proposed to be used for prefabricated homes or recreational equipment when they comply with all other provisions of this chapter.
MOBILE HOME PARK
Any lot, parcel, or tract of land under single ownership designed, maintained, or intended to be used for the purpose of supplying a location or accommodation for a mobile home where the proposed mobile home lot has a square foot area of lot less than that required for the erection of a single on-lot mobile home.[2]
PARKING SPACE
A space or parking area, not less than 10 feet wide and 20 feet long, reserved for the parking of only one automobile, which space shall not be a part of any required street or drive.
PERMIT, APPLICATION FOR
Includes all written forms furnished by the Township upon which the developer or applicant shall submit all information requested thereon.
PREFABRICATED HOMES
Sections of homes constructed at a factory or shop, constructed in two or more units, and placed on a chassis for delivering to a site, designed and constructed for placement on a permanent foundation and where two or more of these units may be placed on a permanent foundation and connected into one integral unit, designed a single family residential dwelling.
RECREATIONAL EQUIPMENT
Includes travel trailers, pickup coaches, motorized homes and all other recreational equipment designed or used for overnight living or camping purposes as follows:
A. 
MOTORIZED HOMEA portable structure built on a chassis, as an integral part of a self-propelled vehicle, or any vehicle changed, converted, designed, or suitable to be used as a temporary dwelling for travel, camping, or recreational vacation purposes.
B. 
TRAVEL TRAILERA vehicular, portable structure built on a chassis, designed to be used as a temporary dwelling for travel, recreational vacation purposes, identified as a travel trailer by the manufacturer of the trailer.
C. 
PICKUP COACHA structure designed primarily to be mounted on a pickup or truck chassis with sufficient equipment to render it suitable for use as a temporary dwelling for travel, recreational vacation purposes.
SERVICE BUILDING
A structure housing operational offices, park maintenance facilities, recreational facilities, rest rooms and laundry facilities, or any other structure or facility necessary for the health, safety, and convenience of the residents of the mobile home park built to conform with the requirements of this chapter and all other laws governing their construction and operation.
SEWER CONNECTION
The sewer connection consists of all pipes, fittings and appurtenances from the drain outlet of the mobile home to the inlet of the corresponding sewer riser pipe.
SEWER RISER PIPE
The sewer riser pipe is that portion of the sewer lateral which extends vertically to the ground elevation and terminates at each mobile home space.
SINGLE ON-LOT MOBILE HOME DEVELOPMENT
Any lot, parcel, or tract of land under single ownership designed, maintained, or intended to be used for the purpose of supplying a location or accommodation for a mobile home where the proposed lot has a square foot area of lot meeting all the requirements of this chapter or the rules and regulations for the subdivision and development of land.[3]
TOWNSHIP
The Township of Darlington or any legally appointed or designated authority or person or persons who has or have been authorized as the official representative of the Township of Darlington.
WATER CONNECTION
The water connection consists of all pipes, fittings, and appurtenances from the water riser pipe to the water inlet pipe of the distribution system within the mobile home.
WATER RISER PIPE
The water riser pipe is that portion of the water service pipe which extends vertically to the ground elevation and terminates at a designated point at each mobile home lot.
WATER SERVICE PIPE
The water service pipe consists of all pipes, fittings, valves, and appurtenances from the water main of the park distributing system to the water outlet of the distribution system within the mobile home.
