In Village Edge Overlay (VEO) Districts, only the following structures and uses shall be permitted:

All uses allowed under the Rural A District shall be allowed with the same lot area and yard regulations when there is no proposal for connection to a public sewer or water system.[1]

A. 
Site plan. The applicable regulations for site plan approvals as set forth in Chapter 133 shall apply to all uses where so determined by that law.
B. 
Accessory structure allowed. A principal use and structure may also have one accessory structure, provided such accessory structure is secondary to the principal use and structure and is commonly considered to be associated with the principal use. Notwithstanding the above, a principal use may also separately have one pool. In addition, such principal use and structure may also have additional accessory structure(s) only upon the issuance of a special use permit by the Zoning Board of Appeals, as provided in § 165-114 of this chapter (and, where applicable, site plan approval from the Planning Board).
C. 
For all uses in the VEO Districts, to achieve the benefit of the special higher-density lot area and yard regulations set forth in § 165-52, the owner and/or applicant must demonstrate a connection to a public water source and public sewage system by special district extension or extraterritorial agreement with an established municipal service.
It is the intent of these regulations to allow for retail sales only for those parcels bounded by the north side of Route 20 in the VEO District. Retail sales shall be prohibited for all uses on parcels bounded by the south side of Route 20 in the VEO District. For purposes of this article, the prohibition of retail sales shall not include the incidental sales of items associated with an otherwise permitted primary commercial use when such sales of items are less than 10% of the total revenue of the commercial operation on an annualized basis. The burden of proof of such sales is upon the property owner/applicant.
