The purpose of the R-4/CA-1 District is to recognize the development regulations for the Cabin Run development that resulted from a zoning ordinance challenge filed by C&M Developers, Inc.
2. 
A building or structure may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses, buildings, or structures shall comply with such regulations as yards, lot sizes, lot width, building area, height, impervious surface, easements, bufferyards, off-street parking, and other requirements as specified by this chapter.

Where the proposed development has frontage along Stump Road or Creamery Road, a 100-foot buffer shall be provided. In addition, a thirty-foot buffer shall be provided along all boundaries of any proposed development which abuts lands zoned VC on the Township Zoning Map.
