It is the specific intent of this article to:
A. 
Permit continued operation of agricultural uses while allowing limited and compatible residential development.
B. 
Direct lower-density residential development to those areas of the Township that are rural in character and are not generally intended to be served by public sewer and water.
C. 
Provide minimum lot dimensions compatible with the need for on-site sewer and water.
D. 
Provide reasonable density and dimensional standards to permit use of the land for residential purposes, including traditional and cluster development standards.
A building may be erected, altered or used and a lot may be used or occupied for any of the following purposes and no other:
A. 
Single-family detached dwelling;
B. 
Agricultural uses, buildings and structures; and
C. 
Accessory uses and buildings, in accordance with § 310-44 of Article VIII of this chapter.
The following may be permitted as a conditional use in the R-1 District by the Board of Supervisors in accordance with § 310-53 of Article VIII and any additional requirements referred to below.
A. 
OSR Open Space Residential Overlay District, in accordance with Article XXII of this chapter.
A. 
Minimum lot area, lot width and yards for residential buildings.
(1) 
Minimum lot area: one acre (43,560 square feet).
(2) 
Minimum lot width: 150 feet, to be measured at the building line.
(3) 
Front yard: 75 feet.
(4) 
Rear yard: 75 feet.
(5) 
Each side yard: 30 feet.
B. 
Minimum lot area and setbacks for agricultural buildings, structures and uses.
(1) 
When used for the keeping or raising of livestock or poultry, a fence shall be provided to ensure that all animals are kept within the property lines. The fence shall be installed according to § 310-50 of the chapter.
(2) 
Building setbacks shall be 100 feet from any property line.
(3) 
All others (with the exception of roadside product stands which are regulated below in § 310-98): 50 feet from any lot line.
(4) 
Plowed or tilled fields: a grass strip at least six feet wide shall be provided between a field and any street cartway or shoulder.
(5) 
Manure storage areas shall be set back at least 100 feet from any property line.
(6) 
All agriculture uses shall be on lots not less than two acres.
C. 
Maximum permitted height for buildings and structures.
(1) 
Residential buildings: 35 feet.
(2) 
Agricultural buildings and structures are permitted to a maximum height of 55 feet, provided that the setback from any property line is at least equal to the building's or structure's height and approval of conditional use by the Board of Supervisors.
D. 
Maximum lot coverage.
(1) 
Building coverage.
(a) 
Residential use, including accessory structures: 10%.
(b) 
Agricultural use: 20%.
(2) 
Impervious coverage.
(a) 
Residential use: 20%.
(b) 
Agricultural use: 30%.
Roadside produce stands for display and sale of farm products, in accordance with the following:
A. 
At least 75% of such products shall have been grown on the property on which they are offered for sale.
B. 
At least three off-street parking spaces shall be provided on the lot. Where building area exceed 600 square feet, one additional parking space shall be provided for each additional 200 square feet of building area.
C. 
Sale of farm products shall be conducted either from a temporary stand, dismantled at the end of the growing season, or from a permanent building, sited in compliance with all setback requirements for the R-1 Zoning District. Any temporary structure shall be set back at least 25 feet from the edge of the cartway of the adjacent road.
