The following regulations shall apply to the AH-3 Affordable Housing Pier Avenue Zone site.
The following uses shall be permitted in the AH-3 Zone:
A. 
Community residences for the developmentally disabled for the purpose of housing individuals with physical/developmental disabilities including accommodations for on-site supervision in each unit.
B. 
Public buildings and facilities.
The following are permitted as accessory uses:
A. 
Accessory uses as defined in Part 1 of this chapter.
B. 
Parking facilities.
The following development regulations shall apply to community residences:
A. 
Minimum lot area: 1.5 acres.
B. 
Minimum lot width: 200 feet.
C. 
Minimum front yard setback: 50 feet.
D. 
Minimum front yard setback from on internal driveway: 20 feet.
E. 
Minimum to depth: 300 feet.
F. 
Minimum distance between buildings: 20 feet.
G. 
Minimum exterior boundary setback: 20 feet.
H. 
Maximum building height: 35 feet.
I. 
Maximum building coverage: 15%.
J. 
Maximum impervious coverage: 40%.
K. 
Minimum open space: 30%.
L. 
Maximum number of units per acre: two.
M. 
Maximum number of units: three.
N. 
Maximum number of bedrooms per unit: four.
O. 
Minimum parking requirements: four spaces per unit.
