Any sale of lands subdivided in violation of the provisions of this
chapter shall be voidable at the option of the purchaser thereof and shall
subject the seller thereof to the forfeiture of any or all consideration received
or pledged therefor, together with any damages sustained by said purchaser
or purchasers thereof, which may be recovered in action for debt by any person
who shall sue for the same before any court having jurisdiction.
Any person, firm or corporation who shall hereafter sell any lot, piece
or parcel of land subdivided as in this chapter provided, without having first
secured the approval of the Planning Commission and Council as provided in
this chapter and without having first recorded a plat thereof in accordance
with the provisions of this chapter and the Plat Act of 1929, as amended by
the State of Michigan, shall be punished by a fine of not more than 25% of
the consideration involved or $500, whichever is the greater amount, for each
lot, piece or parcel of land so sold, in addition to all other penalties or
forfeitures herein provided.
