The purpose of the Medial Campus MCC District is to provide for the establishment of a zone for the Medical Campus District.
Permitted uses in the Medical Campus MCC District are as follows:
A. 
Hospitals.
B. 
Allied health schools, i.e., x-ray, respiratory.
C. 
Clinics.
D. 
Medical centers.
E. 
Research laboratories.
F. 
Emergency facilities.
G. 
Medical schools.
H. 
Schools of nursing.
I. 
Outpatient service facilities.
J. 
Psychiatric facilities.
K. 
Medical arts and professional offices.
L. 
School dormitories.
M. 
Single-family and multifamily dwellings.
N. 
Public parks and playgrounds.
O. 
Pharmacy, which is limited to the sale of drugs and medical supplies only.
P. 
Group care facility.

Permitted accessory uses in the Medical Campus MCC District are as follows:
A. 
Accessory uses and buildings customarily appurtenant to a principal permitted use, such as incidental storage and loading facilities and parking facilities.[1]

The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Articles XIV and XX herein:

The height of a principal building shall not exceed 120 feet.
Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district:
A. 
Lot area: 30,000 square feet.
B. 
Minimum lot width:
(1) 
Building setback line: 25 feet.
C. 
Coverage regulations:
(1) 
Lot coverage shall not exceed 50%.
(2) 
At least 20% of the lot area shall be maintained in a vegetative cover.
(3) 
Thirty percent for parking.
The following setback regulations apply to all uses permitted within this district unless otherwise specified herein:
A. 
Front yard: 25 feet.
B. 
Side yard: 25 feet and also requires screening, which is provided for in this chapter.
C. 
Rear yard: 25 feet.
D. 
Buffer yards shall be provided for in accordance with § 173-93 herein.
E. 
For permitted yard reductions, refer to § 173-92 herein.
Off-street parking and access shall be provided in accordance with Article XVI herein and the Bradford County Subdivision and Land Development Ordinance, as amended.
