All service and/or storage facilities as described in this article
shall be appropriately and attractively screened in accordance with
a plan approved by the Town Board and shall be so maintained.

A laundry facility with suitable automatic washers and dryers,
plumbing, electricity and ventilation shall be provided in a central
location unless it is clearly shown to the satisfaction of the Town
Board that such a facility is not necessary for the needs, reasonable
convenience or emergency usage by the residents of the mobile home
park.
A. The internal finish material of any common laundry facility shall
be capable of withstanding frequent washing and cleaning.
B. Any common laundry facility shall be provided with a suitably screened
outdoor drying yard.
The storage, collection and disposal of refuse in the mobile
home park shall be so conducted as to create no health hazards, rodent
harborage, insect breeding areas, accident or fire hazards or air
pollution.
A. All refuse shall be stored in flytight, watertight, rodentproof containers,
which shall be located not more than 175 feet from any mobile home
site. Containers shall be provided in sufficient number and capacity
to properly store all refuse. Each mobile home shall have at least
one refuse can of at least 20 gallons' capacity.
B. Refuse collection stands shall be provided for all refuse containers.
Such container stands shall be so designed as to prevent containers
from being tipped, to minimize spillage and container deterioration
and to facilitate cleaning around them.
C. All refuse containing garbage shall be collected at least weekly
and as required. Where suitable collection service is not available
from municipal or private agencies, the mobile home park management
shall provide this service. All refuse shall be collected and transported
in covered vehicles or covered containers.
D. Where municipal or private disposal service is not available, the
mobile home park management shall dispose of the refuse by incineration
or transporting to a disposal site approved by the Dutchess County
Department of Health.
E. If an incinerator is utilized, it shall be capable of maintaining
a minimum temperature of 1,250° F. and shall be capable of reducing
combustible materials to odorless gas and inorganic ash under any
weather conditions.
Every mobile home park shall be provided with emergency sanitary
facilities.
A. For each 100 mobile home sites or fractional part thereof, there
shall be one toilet and one lavatory for each sex.
B. The building containing such emergency sanitary facilities shall
be accessible to all mobile homes.
C. Community toilets shall be located in separate compartments equipped
with self-closing doors. Shower stalls shall be of the individual
type. The rooms shall be screened to prevent direct view of the interior
when the exterior doors are open, and the rooms shall have sound-resistant
walls extending to the ceiling between male and female sanitary facilities.
