For the purpose of computing the size of a lot, the rear yards, front yards and side yards, the computation shall not include the land of any street adjacent thereto, the land comprising any public or private right-of-way or the land providing access to another lot, or the land lying below the high-water mark of any public waterway adjacent thereto.
For the purpose of computing the building area, the size of the lot, the rear yards, front yards, side yards and minimum street frontages, any proposed street shown on any Official Map or Master Plan or subdivision plat of the Village, as amended, modified and adopted by the Board of Trustees or by the Planning Board, shall be considered a public street with the same force and effect as if the same had been duly opened and improved and made available for public use.
In the case of a lot adjoining two or more streets, a building shall be required to comply with front yard restrictions on each street. In the case of a corner lot, the yard opposite the narrower street frontage shall comply with the restrictions provided for a rear yard and the yard opposite the wider street frontage shall comply with the requirements provided for a side yard.
In the case of a lot situated partly in each of two or more districts, no principal building or use shall be constructed, altered or maintained thereon except in conformity with the regulations applying to the most highly restricted district in which such lot, building or use, or any part thereof, is situated. No accessory structure or use shall be constructed, altered or maintained unless the principal building or use to which it is accessory is one permitted in the district in which such accessory structure or use is situated.

No principal building or part thereof shall project into a required rear yard, required front yard or required side yard, except:
A. 
Cornices, eaves, gutters, steps not exceeding 60 inches wide, chimneys or flues, and suspended bay or bow type windows up to 60 inches in width, none of which shall project more than 18 inches; or
B. 
Windowsills or other ornamental features, none of which shall project more than four inches; or
C. 
Steps not exceeding 96 inches wide, none of which shall project more than 36 inches.
The outside storage of boats in excess of 18 feet in length is prohibited, except that boats up to 24 feet in length may be stored if they are no more than 24 inches in height. All boat storage is subject to the following conditions:
A. 
All boats shall be covered by a tarpaulin which shall be green or brown and tend to blend with the surrounding landscape.
B. 
No stored boat, including trailer or other support device, shall exceed six feet in height.
C. 
Boat storage shall be limited to the rear yard of the premises and no further forward than the rear line of the house.
D. 
All boat storage is prohibited between July 1 and October 15, except for repair and/or maintenance performed by the boat owner. Such repair and maintenance storage shall not exceed 10 days.
A. 
Parking shall be provided and maintained only as an accessory use to permitted uses of buildings, structures and lots and in amounts not less than those specified in this chapter, and no building permit shall be issued for any new building unless compliance with this section is shown. In addition, as to any building existing at the time this chapter becomes effective which is thereafter altered or enlarged, such alteration or enlargement shall comply with this chapter.
B. 
For the purposes of this chapter, "parking" shall mean either parking located on the same lot as the principal building and to which the parking relates or with respect to which the parking space is required, or parking on an adjoining lot under the same ownership as the principal building lot. In no instance shall parking be permitted on a lot not related to or adjoining the lot with the principal building.
C. 
The following is prohibited:
(1) 
To park any vehicle other than on a driveway or other improved parking surface on the owner's property or within a garage on owner's property.
(2) 
To park any commercial vehicle or passenger vehicle having commercial markings or displaying business advertisement of any kind, except when actively engaged in the performance of services at the site or if parked within a closed garage.
(3) 
To park any mobile dwelling unit or any vehicle over eight feet in height measured from the ground level and/or with more than four wheels outside overnight.
(4) 
To store outside for a period longer than seven consecutive days any motor vehicle that is not currently registered and inspected.
