The following shall apply with respect to water and sewer:
A. 
Water. All water mains and lines as shown on the final plat shall be installed by the Town. Where no public water supply is available, it shall be furnished by the subdivider on a project or individual lot basis, all in accordance and approval of the Town of Somerset and Niagara County officials.
B. 
Sewers. All necessary mains and laterals for connecting from the lots to the public sewage system, as shown on the final plat, shall be installed by the Town of Somerset. The septic system must meet the requirements of the Niagara County Health Department.
C. 
All extensions for water and sewer construction shall at all time remain the property of and under the control of the Town Board of the Town of Somerset.
D. 
The Town Board shall provide, through applicable ordinances, the method of financing such improvements.
E. 
Water/sewer for proposed subdivisions. The developer of any subdivision shall:
(1) 
Pay all costs, including legal, engineering, highway, water and sewer lines.
(2) 
Provide the Town with a sixty-six-foot right-of-way.
(3) 
Dedicate highway (as per highway specifications) and water/sewer lines to the Town.
F. 
Water and sewer lines will be installed by the Town in accordance with this chapter.
G. 
The subdivision is subject to a project improvement permit (PIP) on a case-by-case basis.
