No subdivision shall be made of land within the Village of Lake Success and no map, plat or plan of any proposed subdivision thereof shall be approved by the Planning Board except in conformity with all of the regulations and provisions of this chapter.
No plat of a subdivision of land showing a new street, road or highway, either public or private, shall be filed or recorded in the office of the County Clerk of Nassau County until it has been approved by the Planning Board, and such approval endorsed in writing on the plat.
The Planning Board may waive, subject to appropriate conditions, any requirements contained herein as, in its judgment, are not requisite in the interest of the public health, safety and general welfare. Nothing contained herein should be construed to authorize the Planning Board to grant any variances of the Building Zone Ordinance[1] in connection with subdivision approval.

Unless otherwise expressly stated, the following terms shall, for the purpose of this chapter, have the meanings herein indicated:
ARTERIAL HIGHWAY
Lakeville Road, Horace Harding Boulevard (also known as Route 25D), Marcus Avenue, Community Drive, Bates Road, the north and south service roads of the Long Island Expressway and Northern State Parkway.
BUILDING CODE ORDINANCE
The Building and Plumbing Code of the Village of Lake Success.[1]
FINAL SUBDIVISION PLAT
The final map or drawing on which the subdivider's plan of subdivision is presented to the Planning Board for approval and which, if approved, shall be submitted to the County Clerk for recording.
MAJOR ROADS
Any road leading into an arterial highway.
MINOR ROADS
A residential access road or a road which ends in a dead end or cul-de-sac.
PLANNING BOARD
The Planning Board of the Incorporated Village of Lake Success.
PRELIMINARY PLAT
A drawing clearly marked "preliminary plat," showing the salient features of a proposed subdivision, as hereinafter specified in this chapter.
SECONDARY ROAD
An interior road which, either directly or by means of other secondary roads, leads into major roads.
SKETCH LAYOUT
A sketch, drawn to scale, showing the proposed pattern of the subdivision, area of lots, street layout, proposed drainage and utilities, existing structures and significant natural features, and buildable envelope of each lot.
SUBDIVISION
The division of any parcel of land into two or more lots, plots, sites or other divisions of land; the creation of one or more new streets, roads or highways; the extensions of existing streets or highways; or changes in existing streets or changes in lot lines on filed maps.
ZONING REGULATIONS
The Building Zone Ordinance of the Village of Lake Success.[2]
