The inclusion of a district devoted exclusively to hospital use (hereinafter designated the R-O-H District) as part of the comprehensive plan of land use embodied in this chapter is in accord with the development policy of the Village of Lake Success as more specifically set forth in §
105-92.
The R-O-H District shall be that area within
the Village of Lake Success bounded on the north by the southerly
line of the R-O District, designated in the ordinance adopted September
16, 1963, as Article VI-A-3, bounded on the east by Lakeville Road, bounded on the
south by property of St. Philip and St. James Episcopal Church and
bounded on the west by the Queens-Nassau boundary line.
Only such hospital use as may be approved by
the Village of Lake Success Board of Trustees, upon recommendation
of the Planning Board, as being in compliance with the development
policy of the Village as hereinabove referred to shall be permitted
upon condition that such use shall comply in all respects with the
performance standards and regulations hereinafter set forth.
The performance standards set forth in §§
105-95 and
105-97 through
105-107, inclusive, of the Village Building Zone Ordinance are hereby incorporated by reference and are made applicable to the R-O-H District.
All residential, commercial and industrial uses
shall be prohibited in the R-O-H District for the reasons that they
are inappropriate, not in harmony with the development policy of the
Village, in conflict with the purposes of establishing an R-O-H District
and tend to create an influx of traffic at inappropriate times.
Sections
105-134 and
105-135, inclusive, of the Village Building Zone Ordinance are hereby incorporated by reference and are made applicable to the R-O-H District.
Minimum plot areas shall be two acres. If more
than one structure is erected on the plot, the space between structures
and the location thereof shall be subject to the approval of the Planning
Board.
Regulations with respect to height of building and exception from height limitation set forth in §§
105-140 and
105-141 of the Village Building Zone Ordinance are hereby incorporated by reference and are made applicable to the R-O-H District.

No building shall be erected, nor shall any building be structurally altered so as to increase the gross floor area, nor shall any building be converted for a more intensive use in the R-O-H District, unless there shall be provided not less than one qualified off-street parking space meeting the requirements of Article
XXI hereof for each 150 square feet of floor area, or additional fraction thereof, as "floor area is defined in §
105-207 hereof.
