The purpose of this article is to provide standards and definitions to allow open development areas and use of private roads in said open development areas, to safeguard the safety, health and welfare of the occupants and users of the Town of Mamakating.
As used in this article, the following terms shall have the meanings indicated:
OPEN DEVELOPMENT AREA
An area which allows access via a right-of-way or easement; a district wherein lots may have access via a common right-of-way or easement (in place of a public road) upon special application to and review and approval by the Planning Board of the Town of Mamakating, subject to such limitations and conditions as may be prescribed by general or special rule of the Planning Board under authority of § 280-a of the Town Law of the State of New York and resolution of the Town Board of the Town of Mamakating.
Standards for the establishment and control of open development areas shall be set forth by the Planning Board.
