By the authority of the resolution of the Town
Board of the Town of Thompson adopted on June 6, 1961, pursuant to
the provisions of Article 16 of the Town Law of the State of New York,
the Planning Board of the Town of Thompson is authorized and empowered
to approve plats showing lots, blocks or sites, with or without streets
or highways, and to approve the development of entirely or partially
undeveloped plats already filed in the office of the Sullivan County
Clerk within the Town of Thompson, outside the limits of any incorporated
village.
It is declared to be the policy of the Planning
Board to consider these Subdivision Regulations as necessary for the
orderly, efficient and economical development of the Town and to provide
adequate facilities for the housing, transportation, distribution,
comfort, convenience, safety, health, welfare and economic betterment
of the population. To accomplish these objectives, the Planning Board
shall consider, but is not limited to, the following:
A. That land to be subdivided shall be of such character
that it can be used safely for building purposes without danger to
health or peril from fire, flood or other menace.
B. That proper provision shall be made for drainage,
water supply, sewerage and other needed improvements.
C. That all proposed lots shall be so laid out and of
such size as to be in harmony with the development pattern of the
neighboring properties.
D. That the proposed streets shall compose a convenient
system conforming to the Highway Map and shall be properly related
to the proposals shown on the Comprehensive Plan, if such exists,
and shall be of such width, grade and location as to accommodate the
prospective traffic, to facilitate fire protection and to provide
access of emergency equipment to buildings.
E. That proper provision shall be made for open spaces
for parks and playgrounds.
In order that land subdivisions may be made
in accordance with this policy, these regulations, which shall be
known as and which may be cited as the "Town of Thompson Land Subdivision
Regulations," have been approved by the Town Board on June 15, 1993.
The Town of Thompson has authorized its Planning
Board to approve plats showing lots, block or sites, with or without
streets or highways, or the entire or partial development of plats
filed in the office of the Sullivan County Clerk or to approve preliminary
plats as provided in these regulations. The Clerk of the Town of Thompson
has filed a certificate of that fact with the Clerk of Sullivan County
relative to the approval of plats and preliminary plats.
