In R-5b Apartment Districts, the following regulations
shall apply.

A. A building may be erected, altered or used and a lot
or premises may be used for any of the following purposes and for
no other:
(3) Certain uses as specified by §
300-69 by special exception if necessary.
The minimum lot area shall not be less than
10 acres and shall have a minimum of 500 feet along a street. That
portion of the lot upon which buildings are located shall have a minimum
width of 300 feet.

Each multiple dwelling shall be provided with
not less than the following space standards:
A. Every multiple dwelling having a height of 35 feet or less, measured from the lowest point at grade to the highest point of the building, or containing not more than three stories or floors for human habitation, shall comply with all the requirements of Article
XI of this chapter, as amended.
B. Buildable lot area.

(1) Every multiple dwelling having a height in excess
of 35 feet, measured from the lowest point at grade to the highest
point of the building, or containing more than three stories or floors
for human habitation, shall have a buildable lot area of not less
than 3,600 square feet per family provided for every building hereafter
erected, altered or used in whole or in part as a dwelling, provided
that in buildings which exceed three stories or 35 feet in height,
the buildable lot area per family may be reduced by 500 square feet
for each additional building story in excess of three, provided that
the number of apartment units shall in no case exceed the following
buildable lot areas:

(2) In computing the buildable lot area, that portion
of the lot on which the natural grade exceeds 25% and that portion
within the one-hundred-year floodplain shall be applied for the purpose
of this section.

The location of any building shall not be less
than 35 feet from any property line or the line of any street. Detached
buildings shall be separated from each other by a minimum distance
of 35 feet at all points. The minimum distance required by this section
shall be increased by 10 feet for each building story in excess of
three.
The maximum floor area ratio shall be 50% of
the lot area. In computing the floor area ratio, the total proposed
usable floor area of the buildings shall be divided by the lot area.
A planted landscaped area or an existing wooded
area of at least 15 feet in width shall be located along any street
and along all property lines, except when such property lines are
located in a body of water or are adjacent to a maintained park or
golf course. At least 10% of all open parking areas shall consist
of planted, landscaped grounds. All open areas shall be landscaped
with a suitable ground cover or retained as natural woodland or rock
outcroppings.

All access points to a street shall be at least
50 feet in width and shall not be located within 200 feet of any other
access point. No access road shall be less than 27 feet in width.
All walkways shall be paved and not less than three feet in width.

Accessory uses designed for the exclusive use
of the residents of a multiple dwelling shall be permitted as follows:
B. Commercial uses not to exceed 1,500 square feet of
floor area individually and a total of 5,000 square feet of floor
area for all uses.
C. Laundry and/or storage room facilities.

XI are incorporated herein by reference, are applicable hereto and shall be complied with.
