This district has been established and the regulations of this article enacted in support of the following purposes:
A. 
To encourage the efficient use of land by allowing for the construction of a variety of residential structure types on relatively small lots;
B. 
To accommodate the development of mobile home parks which will provide housing at a moderate cost in an aesthetically pleasing setting.
A. 
Uses by right.
(1) 
Single-family detached and single-family semidetached dwellings.
(2) 
Two-family dwellings.
(3) 
Multiunit dwellings and townhouses.
(4) 
Parks and playgrounds.
(5) 
Municipal services as defined in § 220-11 of this chapter.
(6) 
Home occupations subject to the provisions of § 220-66B of this chapter.
(7) 
No-impact home-based business subject to the provisions of § 220-66C of this chapter.
(8) 
Forestry subject to the provisions of § 220-101 of this chapter.
(9) 
Uses and buildings customarily accessory to the above uses, including, but not necessarily limited to private garages and parking areas, signs in conformance with § 220-62, and other accessory structures as further regulated by § 220-58.
(10) 
Certain wireless communication facilities (WCFs) subject to § 220-81B(1).
B. 
Uses by special exception.
(1) 
Planned residential developments, subject to the provisions of § 220-71 of this chapter.
(2) 
Mobile home parks, subject to the provisions of § 220-68 of this chapter.
(3) 
Accessory uses and structures not located on the same lot as the permitted principal use.
C. 
Uses by conditional use.
(1) 
Public, parochial and private schools which do not provide corrective, rehabilitative, or remedial car or instruction subject to the provisions of § 220-98 of this chapter; penal institutions are specifically prohibited.
(2) 
Churches and similar places of worship subject to the provisions of § 220-96 of this chapter.
(3) 
Group homes subject to the provisions of § 220-94 of this chapter.
(4) 
Age-restricted residential development subject to the provisions of § 220-76 of this chapter.
(5) 
Certain wireless communication facilities (WCFs) subject to § 220-81B(2).

(1) 
Multiunit dwellings and townhouse developments shall be subject to the provisions of § 220-70 of this chapter.
(2) 
Additional uses and dwellings are permitted on each lot if each use or dwelling unit can meet all dimensional criteria in § 220-35 of this chapter.
(3) 
No accessory structures shall be erected in any required front yard, within eight feet of any utility easement and shall not be erected within five feet of any other structure.
(4) 
Facilities and structures owned or operated by the Township, or a duly appointed authority of the Township, shall be required to meet a one-acre minimum lot area (per unit of use), unless otherwise established per § 220-35A of this chapter. All other appropriate area and bulk regulations shall be maintained.
