The purpose of these regulations is to regulate and control the division of land within the City of Crisfield, in order to promote the public health, safety, morals and general welfare of the City.
A. 
It is the general intent of these regulations to regulate the division of land so as to:
(1) 
Assure sites suitable for building purposes and human habitation and to provide for the harmonious development of the City of Crisfield.
(2) 
Coordinate existing streets with proposed streets.
(3) 
Ensure adequate open space for traffic, recreation, light and air.
(4) 
Further the orderly and appropriate development of land.
(5) 
Regulate the flow of traffic in the streets and highways.
(6) 
Facilitate adequate provision for transportation, water, sewerage, schools, parks and other public facilities.
(7) 
Provide for substantial conformance to the land use management classifications and provisions relating thereto of the City of Crisfield's Comprehensive Plan and the City of Crisfield's Chesapeake Bay Critical Area Protection Program ("City Critical Area Protection Program").
(8) 
Provide for the protection of wetlands, streams, areas of steep slopes, highly erodible and other soils with development constraints, shorelines and plant and wildlife habitats.
B. 
Visions should be incorporated.
These regulations may be cited as the "City of Crisfield Subdivision Regulations."
A. 
These regulations shall apply to all land located within the incorporated area of the City of Crisfield.
B. 
The provisions of these regulations shall be held to be minimum requirements to meet the stated purpose and intent of these regulations. Where the provisions of these regulations impose greater restrictions than those of any statute, other regulations or ordinance, the provisions of these regulations shall prevail. Where the provisions of any statute, other regulations or ordinance impose greater restrictions than those of these regulations, the provisions of such statute regulation or ordinance shall prevail.
