To achieve the purposes of the Village of Kinderhook Code and to implement the Comprehensive Plan, the Village of Kinderhook hereby establishes the following seven districts and two overlay zones, with the following goals:
A.
Base zoning districts.
(1)
F-1 100-Year Flood Plain District: this district covers the 100-year floodplain. The purpose of this district is to preserve the natural function of a floodplain, to protect general health and welfare, prevent flood damage and preserve open space.
(2)
A Agricultural District: the purpose of this district is to protect sensitive environmental lands, promote agricultural and compatible open space uses by discouraging large-scale residential development. A density of one dwelling unit per 120,000 square feet is established.

AR Agricultural/Residential District: the purpose of this district is to preserve agriculture and open space. To do this, a district of a moderate-density residential development is established with mandatory conservation subdivisions of 20,000 square feet minimum lots consistent with traditional street, lot, setback and other patterns that simultaneously preserve open space, such as lands available for agriculture. An overall density of one dwelling unit per 120,000 square feet is hereby established.

R-1 Residential: the purpose of this district is to allow lower-density residential development consistent with existing development patterns. A density of one dwelling unit per 40,000 square feet is hereby established.
(5)
R Residential District: the purpose of this district is to promote residential development at higher densities consistent with the traditional and historical residential core of the Village. A density of one dwelling unit per 20,000 square feet is hereby established.
(6)
B-1 Business District: the purpose of this district is to provide a focal point for commercial activities in the Village and to maintain traditional and historical patterns and styles that promote Village character, pedestrian atmosphere and economic development.
(7)
B-2 Business District: the purpose of this district is to allow additional commercial uses that are more automobile-dependent or that need larger lot sizes than may be available in the B-1 District in a concentrated node within the Village.
B.
Overlay zones.
(1)
F-2 500-Year Flood Plain Overlay District: this overlay district covers the 500-year floodplain. The purpose of the district is to preserve the natural function of a floodplain, to protect general health and welfare and prevent flood damage.
(2)
H Historic Preservation District: the purpose of this district is to preserve and maintain structures and areas having historic significance and to ensure that the distinctive historical and architectural character of this district shall not be negatively impacted by incompatible new construction, exterior alteration, restoration, reconstruction or demolition.
