The Schedule of Area, Land and Building Requirements of this Part 5, attached hereto, is hereby made a part of this Part 5, and the regulations set forth therein are minimum regulations only, applicable to the respective zones established by § 113-222 of this Article 34.[1]

The territory of the Township of Chester is hereby divided into the following zones:

The above zones are hereby established by the designations, locations and boundaries thereof set forth and indicated on the Zoning Map dated February 2002, as may be amended from time to time. Such map, together with any such future amendments thereto, shall be known as the "Zoning Map of the Township of Chester" and is hereby made a part of this Part 5.[1]

Where uncertainty exists as to any of the boundaries as shown on the Zoning Map, the following rules shall apply:
A. 
Zone boundary lines are intended to follow the center line of the streets, streams and lot or property lines as they exist on plots of record at the time of the original adoption of this Part 5 or any applicable amendment, unless such zone boundary lines are fixed by dimensions shown on the Zoning Map.
B. 
Where such boundaries are not fixed by dimensions and where they approximately follow lot lines, and where they do not scale more than 10 feet distance therefrom, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
C. 
Where a zone boundary divides a lot, the location of such boundary, unless it is indicated by dimensions shown on the map, shall be determined by the use of the scale appearing thereon.
