In order to classify, regulate, and restrict the locations of trades and industries, and the location of buildings designated for specified uses, to regulate and limit the height and limit the intensity of the use of lot areas, and to regulate and determine the area of yards and other open spaces within and surrounding such buildings, the City of Lexington and all land lying within 1 1/2 miles of the corporate boundary of said City is hereby divided into seven classes or districts. The use, height, and area regulations are uniform in each district and said districts shall be known as:

R-1
Single-Family Residence District
R-2
General Residence District
B-1
General Business District
B-2
Highway Business District
M-1
Light Manufacturing District
M-2
General Manufacturing District
The boundaries of each district are shown upon the Zoning District Maps of the City of Lexington, which maps are entitled "Zoning Map of Lexington, Illinois" and the "Zoning Map of Lexington, Illinois Environs," attached hereto and made a part of this chapter. These Zoning Maps and all notations, references, and other matters shown thereon shall be as much a part of this chapter as if the notations, references, and other matters set forth by said plans were all fully described herein.[1]

Any territory hereafter annexed to the City of Lexington shall automatically, upon such annexation, remain in the same zoning district classification shown on the Zoning Map for the 1 1/2-mile environs and be subject to all conditions and regulations applicable to territory in such district until such territory is later reclassified in a manner provided by law. Territory beyond the 1 1/2-mile peripheral area that is not on the Zoning Maps shall, upon annexation, be automatically classified in the O-1 Open Land District until such territory is reclassified in a manner provided by law.
Wherever any uncertainty exists as to the boundary of any use district as shown on the Zoning Map incorporated herein, the following rules shall apply:
A. 
The district boundary lines are shown as following streets, alleys, or similar rights-of-way, and they shall be construed as following the center lines thereof.
B. 
Where district boundary lines are shown as approximately following lot lines, such lot lines shall be construed to be such boundaries.
All streets, alleys, public ways and railroad rights-of-way, if not otherwise specifically designated, shall be deemed to be in the same zone as the property immediately abutting upon such alleys, streets, public ways and railroad rights-of-way. The center line of a street, alley, public way or railroad right-of-way, unless otherwise specifically designated, shall be deemed to be the district boundary.[1]
