This district is intended to provide for establishing
business such as retail, wholesale, professional and personal service
establishments, and apartments.
Permitted uses shall be as follows:
U. Warehouse, wholesale, storage.
BB. Nonresidential accessory.
EE. Self-service gasoline sales.
FF. Day-care center.

Conditional uses shall be as follows:
C. Public recreation facility.
D. Private recreation facility.
E. Service station/car wash facility.
K. Apartments.

Area and dimensional requirements shall be as
follows:
A. Required lot area: no minimum.
B. Maximum building coverage: 50%.
C. Minimum yard requirements:
(1) Front yard depth: 30 feet.
(2) Side yard depth, each: 10 feet. The side yard may
be reduced to any lesser amount if approved by the governing body
after review by the Township Planning Commission.
(3) Rear yard depth: 10 feet.
D. Building height limit: 35 feet.
E. Minimum lot width: no minimum.
Off-street parking and loading space and motor vehicle access shall be provided in accordance with the provisions of Article
VI, Off-Street Parking, and Article
III, General Regulations, of this chapter.

Where a commercial use adjoins a residential district (R-1, R-U and A-R), the Board of Supervisors reserves the right to require the installation of a buffer yard of at least eight feet in depth, which may be part of the required setback, and/or screen planting. Buffer yards shall be planted and maintained in accordance with Article
III, §
215-16, of the codification of ordinances, and screen planting shall be provided in accordance with Article
III, §
215-17, of the codification of ordinances.
No less than 10% of the lot area shall be covered
with vegetative material.
