A public water main or public sewer system shall be considered available to a property subject to the following sections. Connection to any public facilities must comply with the requirements of the facility owner, including, but may not be limited to, frontage extension requirements.
A. 
Public sewer systems.
(1) 
A public sewer or water system shall be considered available to a property when the property is within 150 feet of the nearest terminus of the public sewer collection system, without requiring the acquisition of property or property rights (easements) to extend the sewer, other than public rights-of-way.
(2) 
Connection requirements.
(a) 
All existing one- and two-family residential properties whose property boundary lies within 150 feet of the nearest terminus of the public sewer system shall be required to connect when sewer is available pursuant to CWSA guidelines; or if the existing private system fails at any time.
(b) 
Commercial properties. All commercial properties, including residential properties other than one- and two-family dwellings and residential rental properties: connection required.
(c) 
All proposed structures within the public sanitary sewer service area as identified in the Township's Sewage Facilities (Act 537) Plan are required to connect to the public sanitary sewer system.
B. 
Public water systems.
(1) 
Connection requirements. A public water main shall be considered available to a property when the property is within the following distances from the nearest terminus of public water main:
(a) 
Any individual lot on which a single-family residence is proposed to be constructed: 50 feet.
(b) 
Any one- or two-family residential subdivision up to and including four lots: 150 feet.
(c) 
Any one- or two-family residential subdivision of five lots up to and including 20 lots: 1,000 feet.
(d) 
Any residential subdivision of more than 20 lots: connection required.
(e) 
Any commercial or industrial development, including mixed use and multifamily residential: connection required.
