A. 
In all districts off-street parking spaces shall be in compliance with the Americans with Disabilities Act of 1990 as amended and shall be provided as set forth in the Supplementary Regulations, Article IV or, if none, the following table. All such spaces shall have an area of at least 200 square feet, with minimum dimensions of 10 feet by 20 feet, and shall have adequate and well-designed ingress and egress and shall be located on the same lot as the use to which they are accessory. Off-street parking area does not include the public right-of-way.

B. 
By special exception, required parking may be located on another lot which is reasonably convenient and accessible to the principal use.
C. 
Additional off-street parking shall be provided for all boats, travel trailers, and motor homes.
D. 
In the event of a conflict in the number of required spaces between this article and provisions of Article IV, Article IV shall prevail.
E. 
Minimum regulations for off-street parking spaces:

NOTES:
1)
The table setting forth the regulations for off-street parking spaces applies only to new construction and to the enlarged sections to any additions
2)
There shall be a minimum of one parking space for each employee of the two largest shifts, but not less than one parking space for each 1,000 square feet of gross floor space, measured along the outside walls of the building, whichever is greater
3)
In no case shall the total parking area be less than 24% of the floor area
4)
In the case of one-bedroom apartments only, the requirement may be decreased to 1 1/2 spaces per unit
A. 
All commercial and industrial establishments shall provide loading and unloading and commercial vehicle storage space adequate for their needs. This required space will be provided in addition to established requirements for patron and employee parking. In no case where a building is erected, converted or enlarged for commercial, manufacturing, or business purposes shall the public right-of-way be used for loading or unloading of materials.
B. 
The minimum size loading space shall be 80 feet in depth, 12 feet in width, with an overhead clearance of 14 feet.

All off-street parking and loading spaces, except those covered by § 255-61, shall comply with the Americans with Disabilities Act of 1990 as amended conform to the following:
A. 
Off-street parking and loading spaces may be developed on any required side, front or rear yard, but not closer than 15 feet to any street pavement and not closer than two feet from any property line unless a shared parking facility with an adjacent property.
B. 
They shall be surfaced with a durable bituminous or concrete paving material and shall be properly graded and drained to dispose of all surface water.
C. 
They shall be arranged and marked for the orderly and safe movement, loading, parking and storage of vehicles and shall be adequately illuminated if designed for use by more than three cars after dusk.
D. 
All nonresidential driveways shall conform to the requirements set forth in Chapter 208, Subdivision and Land Development, and the East Manchester Township Construction and Material Specification Manual, as adopted or amended from time to time by the Township.[1]

E. 
All off-street parking areas which provide more than five parking spaces shall be screened from any abutting property zoned or used for residential purposes subject to the provisions of § 255-50.
F. 
Any lighting used to illuminate any off-street parking shall not be placed more than 35 feet above ground level and shall be so arranged as to reflect the light away from adjoining premises and public rights-of-way.
All driveways for residential dwellings shall conform to the requirements set forth in Chapter 208, Subdivision and Land Development, and the East Manchester Township Construction and Material Specification Manual.[1]
