For the purposes of this article, the following words and phrases
shall have the meanings respectively ascribed to them by this section:
BONDS
Surety bonds or cash bonds as decided by the Township Manager.
DEVELOPER
Any person who either directly or through an agent or independent
contractor engages or intends to engage in land subdivision or in
the construction of dwelling houses or business or industrial buildings
in any subdivision for the purpose of sale to or occupancy by another
person.
REALTY DEVELOPMENT
Any development project consisting of dwelling houses or
business or industrial buildings, in any subdivision for the purpose
of sale to or occupancy by another person.

All developers who build, erect or install public or private
improvements, such as streets, sidewalks, curbs, water mains, gas
mains, storm sewers and sanitary sewers, in connection with development
projects, shall do so in accordance with existing laws and local ordinances.
Further, they shall, on or before receiving permits from the Construction
Official, furnish performance and maintenance bonds to the Township,
satisfactory to the Township Manager, guaranteeing the satisfactory
completion of said work and indemnifying the Township for and from
all defective work arising out of the building, erection or installation
of streets, sidewalks, curbs, water mains, gas mains, sewers, sanitary
sewers or storm drainage system in any development, and particularly
guaranteeing and indemnifying the Township against any and all damage
from improper drainage resulting from improper or defective work in
any development for a period of three years from the date of acceptance
by the Township of said work.

Any person who shall violate this article shall, upon conviction
thereof, pay a fine not exceeding $200 or be imprisoned in the County
Jail for a term not exceeding 90 days, or both, for each offense,
at the discretion of the court. Each day that a violation shall continue
shall constitute a separate offense.
