Notice of violation. In the event that any landmark or any building,
structure, object, or site located within a landmark district deteriorates
to the point that, in the best estimate of the Administrative Officer,
the cost of correcting the outstanding code violations equals more
than 10% of the cost of replacing the entire building, structure,
object, or site on which the violation occurs, the Administrative
Officer shall serve personally or by certified mail, return receipt
requested, a notice on the owner of the property listing the violations,
the estimate for their abatement, and the replacement costs of the
improvements, and stating that if the owner does not take all necessary
remedial action within 60 days, or such extensions as the Administrative
Officer shall grant for good cause, the City of Bordentown's
designated official may, at the expiration of said 60 days, enter
upon the property and abate such violations and cause the cost thereof
become a lien on the property.
