The Resource Protection Map is included and incorporated as part of the Zoning Ordinance. The map identifies existing and proposed trails, the Phoenixville Borough National Register Historic District and the local Downtown Historic District, environmental features such as the French Creek thirty-five-foot riparian buffer and protected open space.[1]

The riparian buffer is an area within 35 feet of the French Creek stream bank that shall remain as open, undeveloped area. It shall be maintained to clear the area of invasive plant species and restored with native plant species to help shade the stream and provide an attractive visual setting along the stream.

All floodplain regulations have been established and adopted by the Borough pursuant to the Borough's Floodplain Ordinance, which is available on the Borough's website and available to the public for review at Borough Hall.[1]

The trails identified on the Resource Protection Map shall have a minimum width of 10 feet and shall be built to current specifications maintained by the Borough. The Schuylkill River Trail shall have a minimum width of 12 feet.

All projects shall respect the historic integrity of the Borough's historic resources.
A. 
Downtown Historic District (Appendix: Historic District Ordinance). All projects in the Downtown Historic District are under the purview of the Historic and Architectural Review Board (HARB). Both the district and the HARB were created by ordinance according to the provisions of the Pennsylvania Historic District Act 167 of 1961. The Historic District Ordinance is included as an appendix to the Zoning Ordinance for reference only.[1]

B. 
National Register District. A larger area of the Borough is included in the Phoenixville Historic District that has been listed on the National Register of Historic Places, which is administered by the National Park Service. Projects that include income-producing historic resources within this district may be eligible for an investment (income) tax credit. While there is no specific design review for projects in this district, all applicants an encouraged to respect the historic and architectural integrity of historic resources in this district and throughout the Borough.
