A building or structure may be erected or altered, to be used
either in whole or in part, and a lot may be used or occupied for
any of the following uses and no other, provided that such uses, buildings,
or structures shall comply with such regulations as yards, lot sizes,
lot width, building area, height, impervious surface, easements, bufferyards,
off-street parking, and other requirements as specified by this chapter.

27-304, Use Regulations, for the specific use, in which case the requirements of §
27-304 shall apply.

Open Space within the Land Preservation Subdivision. A minimum
of 0.5 of the required open space shall be located in one parcel and
shall not be divided by stormwater management facilities or lots.
The remaining open space must be configured and used to provide areas
of public internal greens or community squares in central and accessible
locations for use by all residents or to provide open space along
existing public roads to preserve the views of the land from public
areas. All other open space requirements of this chapter shall be
met. No utilities may be located within open space.
(3) Maximum number of dwelling units. The maximum number of dwelling units permitted on a particular site shall not be greater than the maximum number of dwelling units that would have been permitted on the site using Use B1 with a minimum lot size of 60,000 square feet per dwelling unit. A yield plan showing sufficient detail to demonstrate the maximum number of dwelling units that would be permitted on the site will be used to determine number of units in accordance with §
27-304, Use B2.
C. Use B3, Land Preservation Subdivision with Transferable Development
Rights (TDRs).

Additional requirements and standards to encourage flexibility
when TDRs are used:
(a)
Land preservation with TDR is only permitted where transferable
development rights are used to gain the increase in density.
(b)
For each dwelling unit added above the number permitted by Use
B2, Land Preservation Subdivision, one transferable development right
shall be purchased and transferred to the site.
(c)
All general requirements applicable to Use B2, Land Preservation
Subdivision, shall also apply to Use B3, Land Preservation Subdivision
with TDRs. Use B3 will be approved only where the benefits and purposes
of open space preservation, both within the development and within
the area to be preserved through the transfer, meet the Township's
goals of land preservation. Properties eligible for sending TDRs are
defined in Part 28 and are limited to properties enrolled in the Township's
agricultural security area or properties nominated for preservation
by the Township.
D. Use B8, Flexible Lot Size Subdivision.
