1. 
Purpose. The purpose of this District is to provide for mobile homes and mobile home parks with development standards designed to provide for health and safety of the residents.
2. 
A building or structure may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses, buildings, or structures shall comply with such regulations as yards, lot sizes, lot width, building area, height, impervious surface, easements, bufferyards, off-street parking, and other requirements as specified by this chapter.

All uses shall comply with the area and dimensional requirements listed in this section, unless a different area or dimensional requirement is stated in § 27-304, Use Regulations, for the specific use, in which case the requirements of § 27-304 shall apply.

(1) 
There shall be a minimum distance of 20 feet between a deck, unenclosed patio, accessory shed and any mobile home, deck, unenclosed patio, storage shed, or other structure.
(2) 
There shall be a minimum setback of 20 feet from the cartway of any street for any mobile home, accessory storage shed, deck, or unenclosed porch.
B. 
Performance Standards for Use B7, Mobile Home Park.

(1) 
There shall be a minimum building and parking area setback of 100 feet from the ultimate right-of-way of all perimeter roads and from the perimeter of the site.
C. 
Development Regulations.
(1) 
No more than one mobile home shall be placed on a mobile home lot, and the mobile home shall be occupied by not more than a single family.
(2) 
The area between the ground level and the perimeter of the mobile home shall be enclosed by means of a suitable skirting.
(3) 
Each mobile home shall be placed on a permanent foundation of at least eight poured concrete or masonry pillars set on a concrete base at least eight inches thick. The pillars shall be spaced no more than 10 feet apart with the end piers being no farther than five feet from the ends of the unit. The pillars shall be at least one foot by two feet in size and at least 36 inches below grade. Each pillar shall have installed a tie-down ring to which the mobile home shall be secured.
(4) 
Every mobile home shall have access to an improved street in the mobile home park constructed in accordance with Chapter 22, Subdivision and Land Development, of the Township Code.
(5) 
No space shall be rented for residential use of a mobile home in any park except for periods of 30 days or more.
(6) 
Public sewer and public water services shall be provided in accordance with Chapter 22, Subdivision and Land Development, of the Township Code, and the Township Sewage Facilities Plan.
(7) 
Only sheds, decks and unenclosed porches and patios are permitted to be 20 feet from adjoining mobile homes. Any structure with a roof that is attached to the mobile home shall not be permitted to be closer than 25 feet to adjacent mobile homes.
(8) 
Any addition to a mobile homes, including, without limitation, all projections, awnings, roofed porches, and additions, shall be considered to be part of the mobile home to which it is attached and shall meet all setback requirements, except as may be expressly exempted by the terms of this chapter.
(9) 
A bufferyard shall be provided around the perimeter of the mobile home park along all perimeter roads and perimeter property lines. A fifty-foot planted buffer lying within the setback shall be planted at a density of at least 10 trees per 60 feet of buffer plus 10 shrubs per 60 feet and a berm of not less than three feet in height. The planted buffer shall be located within the 50 feet closest to the rear of the 100 feet setback requirement.
(10) 
Parking. Two spaces per mobile home plus one overflow parking space per unit shall be provided. Overflow spaces may be provided in parking courts or lots.
(11) 
Centralized mailboxes shall be provided.
D.
