This zone is intended primarily to set apart and reserve the
area of unique organic soils and geologic features and to encourage
the continuance of agricultural uses in the district and to protect
the unusual groundwater supply which now exists.
The following primary uses are permitted in the AG Special Agricultural
Zones:
A. Agricultural operations, including but not limited to the raising
of livestock, poultry, vegetables, flowers and horticultural materials.
B. Parks or playgrounds and related accessory buildings.
D. One-family dwellings, only in those areas where organic soil is less
than 24 inches thick.
The following accessory uses are permitted in the AG Special
Agricultural Zone:
A. Signs in conformance with Article
VI.
B. The sale of farm produce.
C. The parking of commercial vehicles without weight restriction when
utilized as part of the agricultural operation.
D. Dwellings for temporary, seasonal or migrant agricultural help as
regulated by the New Jersey Department of Health.
E. Other accessory uses customarily incident to the above permitted
uses.
The following requirements must be complied with in the AG Special
Agricultural Zone:
A. Height. The height of a principal structure shall not exceed 2 1/2
stories or 35 feet, whichever is the lesser. No accessory structure
other than silos may exceed the height of a principal structure.

B. Front yard. There shall be a front yard of not less than 100 feet.
C. Side yard. There shall be two side yards, and no side yard shall
be less than 30 feet.
D. Rear yard. There shall be a rear yard of not less than 50 feet.
E. Maximum building coverage. The total ground floor area of all buildings
shall not exceed 10% of the total lot area.
F. Minimum floor area. There shall be a minimum floor area of 1,200
square feet for each primary dwelling unit.
G. Minimum lot area. There shall be a minimum lot area of 261,360 square
feet [six acres].
